DEDICATION OF PERPETUAL RIGHTS-OF-WAY
JB ACRES SUBDIVISION) FIFTH FILING:
Range 66W, Township 6 North, Section 33; SZSW4
BE IT RESOLVED, by the Board of County Commissioners of Weld County,
Colorado, that it does hereby approve the dedication of the perpetual rights-of-
way over the public roads, streets, highways, and easements in behalf of the
public in JB Acres, Fifth Filing, being a subdivision located in the South half of
the Southwest Quarter (SZSW4) of Section 33, Township 6 North, Range 66 West
of the 6th P.M. , Weld County, Colorado, and being more particularly described as
follows:
Beginning at the Southwest Corner (SW Cor) of said Section 33, and con-
sidering the South line of the Southwest Quarter (SW4) of said Section 33 to
bear North 89°35'02" West and with all other bearings contained herein being
relative thereto;
Thence North 07°35'13" East, 570.35 feet;
Thence North 18°53'22" East, 342.97 feet;
Thence South 71°06'38" East, 190.00 feet;
Thence South 18°53'22" West, 200.00 feet;
Thence South 00°24'58" West, 180.00 feet;
Thence South 34°36'33" East, 245.81 feet;
Thence South 00°24'58" West, 260.00 feet to a point on the South line of
the Southwest Quarter (SW4) of said Section 33.
Thence North 89°35'02" West along the South line of the Southwest Quarter
(SW4) of said Section 33 a distance of 437.79 feet to the point of beginning.
Said tract contains 5.939 acres.
BE IT RESOLVED, that the accompanying plat is approved for filing and the
public roads, streets, highways and easements thereon shown are approved, provided.,
however, that the County of Weld will not undertake maintenance of said streets,
roads, and rights-of-way until they have been constructed by the subdivider ac-
cording to specifications and accepted by the County of Weld.
The above and foregoing resolution was, on motion duly made and seconded,
adopted by the following vote:

TOPIC: PROPOSED SUBDIVISIONS
Jerry Bigbee Burman Lorenson, Weld County Planner, explained everything
was in order and it is recommendedihat on 71st Avenue and County
J B Acres Road #62, no bonding requirements are necessary because the roads
Fifth Filing have previously been constructed and will now become public rights-
of-way. Being that all subdivision requirements have been met, a
motion was made to grant this request.
Miller 640 Venture The Weld County Planner stated that everything was in order
including Subdivision Agreement along with a demand note and an
Casa Grande approved letter of credit. After some discussion as to size of
Estates water lines and fire hydrants, the board moved to approve this plat
subject to a letter from the Platteville rural fire department re-
First Filing garding the inclusion of this subdivision in the Platteville Fire
Protection District. (Letter received 11-1-72)
