RESOLUTION RE: APPROVE, IN-PART, PETITION FOR ABATEMENT OR REFUND OF TAXES FOR ACCOUNT NUMBER R8960369 - SAMUEL AND DIANE NAMED WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, the Board of County Commissioners of Weld County, State of Colorado, at a duly and lawfully called regular meeting held on the 16th day of March, 2020, at which meeting there were present the following members: Commissioners Steve Moreno, Scott K. Office sales of similar sized office buildings during the data collection period of Jan. 1, 2017—June 30, 2018 ranged from$96.67-$148.60 p/sf. The average sale was$130.88,and the median was$136.71. It was determined that the value of $957,435 or$145.00 p/sf is appropriate for the subject. Income Approach: The subject is a multi-tenant office building and actual leases and income were provided. Actual income indicated a price per square foot between for 2017 at$149.21 and 2018 at$157.74. Market rent comparables found show the lease rates of office buildings ranging between $12.00 p/sf and $16.00 p/sf. By using a market rent of$13.00, using a 5%allowance for vacancy,and deducting 8% for management and reserve expenses,the resulting NOI is$75,023.29. Applying a capitalization rate of 7% produces a value on the subject property of$1,071,761.23 or$162.31.
