Commission (PC) and a subsequent hearing will be held with
the Board of County Commissioners (BOCC). Both hearings
will be held in the Hearing Room, Weld County Administration
Building, 1150 0 Street, Greeley, Colorado. Please note the
hearing dates and times listed on the other side of this card for
the proposed project. The Agenda will be posted one week
prior to the hearing. The hearings will also be live -streamed at

Mineral Interests Research Narrative
Applicant engaged Zeren Land Services to do a search of mineral owners required for notification for a
Site Plan Review and Change of Zone request with Weld County Planning Department.
Applicant contacted Cindy Zeren with the County's request for a narrative detailing the method used to
research the mineral interest owners. Cindy Zeren responded with the following:
"We conduct the mineral title review in accordance with the standards under the Surface
Development Notification Act, Colorado Revised Statutes 24-k65.5-101, et seq. The statute requires that
we list and name for notification of impending surface develop those parties set forth and named in the
County's Assessor's records as a mineral owner and those parties that have dutifully filed the required
Request for Notification of Surface Development in the real property records of the applicable
county. Since the county records are only searchable by name, the act remanded the county clerks to
index the requests for notification in the county records so one could search them by legal description
(obviously, if you don't know who is involved a potential owners, you can't search by name). The Act was
graciously modified around 2016 to establish these parameters for the title search due to the excess cost
and time involved in a more traditional mineral title review."
