Good Afternoon, Please accept this email as the formal protest for the Notice of Determination to the Weld County Board of Equalization o n behalf of New Liberty Self Storage, LLC (New Liberty) - 340 Crossroads Blvd Windsor CO, 80550 - Account # R8960488 - Parcel #080733456001. Currently this parcel/piece of vacant land is being assessed as "Improved Commercial Land — Code 2135" due to the fact that the Timberline church parking lot is being deemed as a "improvement" to the property. What was meant as a gesture of goodwill to the non-profit Timberline Church by providing the space for overflow parking until the storage facility develops has created a nearly $15,000 increase in taxes for this parcel. We respectfully request that this parcel be assessed at the same per SQ FT (Vacant Land — Code #200) valuation as the surrounding WV Crossing Development, LLC (EXHIBIT #1) lots as this parking lot in no way benefits or has benefited New Liberty e conomically or constitutes a improvement for any future plans for the parcel as we will have to remove this upon the start of construction at a date that is still TBD. Furthermore, as shown below (EXHIBIT #2), this New Liberty parcel is being assessed higher or 1.5% less than other operational self storage facilities land valuation within the local area. Please feel free to reach out with any questions and thank you in advance for your time to review this request!
