SUMMARY OF PROPOSED PROJECT • WETCo Farms, Inc. / SunShare, LLC are requesting a Site -Specific Development Plan and Use by Special Review Permit for a Medium -Scale Solar Facility - 1.800 MWs (AC) / 2.189 MWs (DC) on approximately 14 acres. • XCEL Solar Rewards Community Program — Xcel Energy customers subscribe to a third -party community solar facility nearby. Once subscribed, customers will begin receiving credits on their monthly utility bill for the solar energy that their subscriptions contributes to the Xcel Energy grid. • Proposed project is set back 500 feet east of State Highway 60 (CR 27) and 100' from CR 42. • The dryland parcel is zoned Agricultural; the proposed solar facility will occupy 14 acres of the total 163 acres. • Proposed solar facility use will be compatible with the existing agricultural and oil/gas related uses in the immediate area. • The proposed use will serve as a good transitional use to other surrounding land uses. • 2.189 MWs (DC) is enough to power 416 homes (190 homes/MW - based on national average 2018). When the solar facility is removed, land can be returned to farming. • Leasing land for solar use provides another option for landowners to realize income from their property; often the highest source of income generated by the land. • Rental income from a solar facility provides the landowner with a long-term, steadily increasing income on their land. This facility produces alternative fuel from solar energy, a renewable resource which is encouraged by the Comprehensive Plan. • Section 22-4-50.A.4 (AIR.Folicy 1.4) states: "The County encourages innovative and creative approaches to alternative energy sources." A solar facility develops alternative fuel through a process that will not create any air emissions, nor cause dust or odors and develops alternative fuel, which strengthens the grid strategically in the places where it is needed most. • Section 22-5-130 states: "Due to the volatility of traditional energy resources, the County supports and encourages development and use of alternative energy resources."
