SUBJECT: The subject property is a parcel of land consisting of 326,221 square feet with a 20,060 square foot parking lot. Cost Approach: The parking lot is valued at cost, at $41,623. Market Approach: Comparable land sales were found ranging in price per square foot between $1.65 and $3.69 per square foot.
