Planning Questions:
1. Explain the proposed use and business name.
This is for a permanent second dwelling on the property for Chad and Louise Schenck.
2. Explain the need for the proposed use.
The second dwelling is needed as a permanent residence for help maintain the property.
3. Describe the current and previous use of the land.
The land is currently used as a permanent residence and personal livestock use.
4. Describe the proximity of the proposed use to residences.
The second dwelling would be approximately 700 feet from the permanent residence currently on
the _property.

There is an existing permanent residence and two barns. We plan to add a second dwelling and
possible barn/garage in the future.

associated with the proposed use.
There is currently a 2 yard trash container supplied Royal Disposal that comes bi-weekly. The
second dwelling will use a similar container.

Approximately 90-16 weeks to complete construction.
15. Describe the proposed and existing lot surface type and square footage of each type.
The existing residence is approximately 1300 square feet. The two existing barns are 800 and
400 square feet. The gravel driveway is approximately 6300 square feet The remaining property
is untouched prairie grass and sand. The proposed dwelling will be approximately 2000 square
feet

The second dwelling is proposing access via CR 47. It will also be accessible from the existing
`'driveway.

Currently there are pipe corrals around the property. There is no proposed fencing to be added.

This proposal is consistent with Weld County Code Chapter 23 because we intend to maintain
agricultural use of the land.

The surrounding properties are zoned as agricultural. This USR application does not propose
changes in the current agricultural uses of the property and should not affect any future
development in the surrounding areas.

of the neighborhood and the County.
This USR application does not contain any activities that will interfere with the protection of the
health, safety, and welfare of the inhabitants of the County.

Public Works Questionnaire!
1. Describe the access location and applicable use types.
The residential access location to the property off County Road 47, approximately .438 miles
south of County Road 34 34. Access from County Road 47 is proposed.
2. Describe any anticipated changes to an existing access, if applicable.
Second dwelling will use the existing driveway as the main house and new access from CR 47.
3. Describe in detail any existing or proposed access gate including its location
There is currently a gate into the entrance of the driveway off of County Road 47.
4. Describe the location of all existing access on adjacent parcels and on parcels located on the
opposite side of the road.
On the south edge side of the property there is an easement. The intersection would be county
road 34 (being the easement) and county road 47.
5. Describe any difficulties seeing oncoming traffic from an existing access and any anticipated difficulties
seeing oncoming traffic from a proposed access.
There is no difficulty seeing oncoming traffic.
6. Describe any horizontal curve in the vicinity of an existing or proposed access.
There are no curves in the vicinity of the existing or proposed access.

The topography of the road in the vicinity of the existing and proposed access is flat.
Traffic Narrative:
1. Describe how many roundtrips/day are expected for each vehicle type.
There will be about 3 round trips a day made by the residents using cars/pickups.
2. Describe the expected travel routes or haul routes for the site traffic.
Travel routes are on CR 47 to CR 34 % to CR 49

About 90% of the traffic comes from the north and 10% comes from the south

Highest traffic occurs during the morning and early evening.

I have discussed the referral with the Colorado Division of Resources with our staff. I have also spoke to the Division of Water Resources regarding their
response.
Staff has
determined
that
a well
permit will need to be applied for (to reflect the actual lot size) and approved before we can proceed with scheduling the
Planning
Commission
and
Board
of County Commissioners hearings associated with your case.
Use
by Special
Review permits
run with the land (are permanent) — the permit (if approved) would be
based
on the fact
that the well is permitted for more than
one
residence.
This applies not
only to today— but also in the event in future if/when the existing well
would
have to be
replaced.
We
therefore
need evidence
that the
well
has been re -permitted
through the Division of Water Resources —to provide verification that the new/updated well
will
be able to
provide water
to more
than
one residence before
we can proceed.
