DIVISION OF LAND N0. 1055-4-2-RE-52
DETERMINED TO BE EXEMPT FROM DEFINITION OF SUBDIVISION
RANGE 65, TOWNSHIP 4 NORTH, SECTION 4
EAST HALF OF THE NORTHWEST QUARTER (Ei1W4) :
WHEREAS, on May 5, 1972, the General Assembly of the State of Colorado,
enacted Senate Bill #35 as relates to Chapter 106 of the Colorado Revised Statutes,
and
WHEREAS, on August 30, 1972, the Board of County Commissioners of Weld
County, Colorado, adopted Subdivision Regulations for Weld County, Colorado to
comply with the prescribed Senate Bill #35, and
WHEREAS, the Weld County Planning Commission has recommended to the
Board of County Commissioners for recording of plat number 1055-4-2-RE-52 as
provided in Section 9 of the Subdivision Regulations (exemption rules and regulations)
for Weld County, Colorado.
Said division of land determined to be exempt from the definition of
subdivision is more particularly described as follows:
All of the East Half of the Northwest Quarter of Section 4, Township
4 North, Range 65 West of the 6th P.M. , County of Weld, State of
Colorado, more particularly described as follows:
Beginning at the Northeast Corner of said Northwest Quarter; thence
along the North-South Centerline of said Section South 0°33'59"
West 2518.88 feet to the Center of said Section; thence along the
EastvWest Centerline of said Section North 89°17 30" West 1331.37
feet to the Southwest Corner of said East Half; thence along the
West line of said East Half;North 0°36'56" East 2517. 64 feet to the
North line of said Northwest Quarter; thence along said North line,
South 89°20'42" East 1329.20 feet more or less to the Point of
Beginning.
The above described parcel is subject to a 30.00 foot right-of-way
for County Road along the Northerly portion thereof.
The above described parcel contains a gross acreage of 76.91 Acres
more or less.
NOW, THEREFORE, BE IT RESOLVED, by the Board of County Commissioners of
Weld County, Colorado, that the Chairman be and he is hereby authorized to sign
the plat of a division of land determined to be exempt from the definition of
Subdivision No. 1055-4-2-RE-52, for recording

LEGAL DESCRIPTION
All of the East Half of the Northwest Quarter of Section 4, Township 4 North, Range 65 West of
the 6th Principal Meridian, County of Weld , State of Colorado, more particularly described as
follows:
Beginning at the Northeast Corner of said Northwest Ouarter; thence along the North-South
Centerline of said Section South 0°33'59" West 25,18.88 feet to the Center of said Section; thence
along the East-West Centerline of said Section North 89°17'30" West 1331 .37 feet to the South-
west Corner of said East Half; thence along the West line of said East. Half North 0°36' 56" East
2517.64 feet to the North line of said Northwest Quarter; thence along said North line South
89°20'42" East 1329.20 feet more or less to the POINT OF BEGINNING.
