NOTICE IS HEREBY GIVEN that a Petition for Annexation and concurrent zoning request by Poudre Valley Cooperative
Association, Inc, of territory hereinafter described has been presented to the Town Board of Ault, Colorado and found
to be in substantial compliance with the applicable provisions of law. At a Regular Meeting of the Town Board of
Trustees, held on September 8, 2021, action was taken adopting Resolution 2021-14, to set the review with the
Planning Commission on Wednesday, October 6, 2021, 6:00 p.m., and set a public hearing for Wednesday, October 13,
2021 at 7:00 p.m. at Ault Town Hall Council Chambers, 201 First Street, Ault, CO, to receive evidence and determine
whether the proposed annexation meets all legal requirements and is in the best interests of the Town of Ault, and to
consider the Initial Zoning.
The proposed Annexation encompasses:
Poudre Valley Coop Annexation Property Description
A Plat of a Parcel of land located within the East Half of the Southwest Quarter of Section 11, Township 7 North,
Range 66 West of the Sixth Principal Meridian, County of Weld, State of Colorado being more particularly described
as follows:
COMMENCING at the South Quarter Corner of said Section 11, being monumented with a No. 6 Rebar of unknown
length and a 3-1/4" diameter Aluminum Cap stamped LS 7242 1994 in a Monument Box, whence the Southwest
Corner of said Section 11, being monumented with a No. 6 Rebar of unknown length and a 3-1/4" diameter Aluminum
Cap stamped LS 7242 1994 in a Monument Box, has a bearing of North 90°00'00" West a distance of 2702.44 feet
and with all bearings contained herein relative thereto, said point being also the Southeast Corner of that Parcel of
Land described in Warranty Deed recorded July 12, 2021 under Reception No. 4734379 in the records of the Weld
County Clerk and Recorder's Office; thence Northerly along the East Line of said Parcel North 00°37'42" West 30.00
feet to a point on the North Right of Way Line for Colorado State Highway 14 being also a point on the Corporate
Boundary of the Town of Ault and the TRUE POINT OF BEGINNING;
Thence Westerly along said North Right of Way and along said Corporate Boundary of the Town of Ault North
90°00'00" West 676.38 feet to the West Line of said Parcel; 1.
1. North 01°40'30" East 194.14 feet;
2. North 33°11'36" East 756.57 feet;
3. North 00°28'07" West 277.42 feet;
4. North 32°04'30" East 133.73 feet;
5. North 04°27'19" East 217.56 feet;
6. North 22°07'32" East 401.06 feet to a point on said East Line of said Southwest Quarter of Section 11 being
also a point on said Corporate Boundary of the Town of Ault;
Thence Southerly along said East Line and along said Corporate Boundary of the Town of Ault South 00°37'42" East
1806.44 feet to a point on the North Right of Way Line for Colorado State Highway 14 and the TRUE POINT OF
BEGINNING.
Containing 577,419 square feet or 13.26 acres, more or less, and is subject to all existing easements and/or rights of
way of record.
