Ms. Moore met wits representatives from the Small Business Development Center (SBDC). Kyla Benson reviewed the business plan and found it satisfactory. Attached is the confirmation letter from the SB*C. The Small Business Incentive Plan was created by the County Commissioners to help offset land, building permit, septic and impact fees associated with development. The venue combines a barn and outdoor space to give the guests a feeling of simplicity and charm that is considered typical of the countryside. Mission Statement: To provide a budget -friendly, intimate space for special ceremonies/ celebrations. Company Goals and m k j ectives: Homestead Event's goal is to host 20 successful weddings/celebrations per year, during the months of May -October. With each of these celebrations our objective is to provide our customers with the necessary basic items for a gathering of their family and friends. This blank canvas will allow our customers to add their own decorative flair. Homestead Events will provide the tables, chairs, lighting, bar area, porta potty, including the setup of these items. Another objective for us is to also provide our customers with celebration planning and decorating ideas, since our customer focus group will be the DIY type. We also intend to provide check -in communication with our customers to see if they need any assistance in finding the vendors they would like for their celebration. Target Market: Homestead Events will aim at providing top-notch services to a diverse range of customers with the specific needs of each client taken into consideration and services patterned to ensure maximum satisfaction. This venue will not be restricted to hosting only weddings as we will also provide opportunities for customers to rent our space for baby showers, retirement parties or any other of life's great celebrations. The venue is conveniently located just 20 miles or less from 3 major cities, Greeley, Loveland, Ft. Collins. Industry Overview: 2020 was a tough year for the wedding industry. Many couples had to post -pone special day. These couples will be looking for a place to now hold their celebration. In past generations, couples would get married in churches or their families place of worship. Current generation couples are opting for a venue site to perform their exchanging of vows. Finally, with the current high prices in the housing market, many young couples are opting to not exhaust their funds on a wedding day, so that they have the money for a home. Our venue will have one cost for ceremonies and celebration, and one cost for just celebration. The venue provides enough space for 130 guests. The space will provide parking, ambiance lighting,tables, chairs, a tent, and portable bathrooms. Values Provided Homestead Events provides a barn/outdoor style space that is conveniently located and provides one upfront and reasonable cost option. Homestead prides itself on being a blank slate that allows DIY brides and celebration planners to add their own unique creative flair. Homestead Events will aim to relieve some of the leg work that needs to be done in planning an event, by providing our customers with local vendors that can be used for their special day. Pricing Structure The venue rental fee for ceremony and reception is 53,000. If the venue will be rented for a reception/celebration the fee will be $1,500. A retainer fee of 8150 is required to reserve the event date. It is also within 30 miles of Loveland and Ft Collins, which have a combined population of 244,000. There are approximately 15-20 other wedding venues in this geographical area. This does not include churches, or other places of worship. Homestead Events is in a rural setting, which may allow for a growth potential of marketing to couples in the Denver area who want to get married out of the city. The total number of weddings in Colorado in 2020 was 23,658. Colorado ranks 17 out of 51 in number of weddings. The average wedding cost for a wedding in Colorado in 2020 was 520,771. Barn weddings are having a moment, and the popularity of this venue style is not likely to wane anytime soon. Homestead Events provides couples with a barn/outdoor back drop for their ceremony and celebration at a lower cost point than other barn style venues. Competition Windsong Estate in Fort Collins, Rockin S Ranch Johnstown, Shupe Homestead in Longmont, State Armory Event Center in Greeley, Platte River Resort, and Event in Greeley. The Meadows Event center in Platteville. Homestead Events will be competing with these other wedding venues as a location for couples to host their weddings. Homestead Events comes in at lower cost than our competition, yet still provides an adequate unique setting. Our competition's venue spaces are a bit larger and provide space for inclement weather. Our venue is located right off a busy road (highway 392), which can be a down fall to some customers. Homestead Events will also continue to build an information platform that keeps up with current and unique decorating ideas. Our target customers are dissatisfied with existing solutions because venue costs are too high. Other venues also have complicated add on options, that can easily increase costs. Promotional Strategy Homestead Events will market on Pinterest, Instagram, Facebook. `These three avenues are the first place newly engaged couples go to when looking for wedding ideas. We will post at least biweekly updates on different wedding ideas or added features to the venue. Homestead Events will also utilize a website. The website will contain information about our venue, along with monthly blogs about trending wedding ideas, problem solving strategies or local vendor information. Finally, we will post a 16 square foot billboard to be placed just off Highway 392. Arrange Day of 'Coordination: The day of coordinators will be Corinne and her daughter in law. We will be setting up the benches for the ceremony. Making sure the tables and chairs are ready for the couple to decorate. We will also be assisting the bride and groom with any last-minute details to make their dream come true. Homestead events will also utilize the intellectual resources of the Planners Vault and She Creates Business to better facilitate the website content and email communications with customers. Rock paper coin will be used to send customer contracts and collect payments as well as a calendar program to set up viewing and schedule customer contacts. Key Partners Homestead Events will need to develop strategic alliances with local vendors. This alliance will benefit both the vendor and our venue. We will also need to develop alliances with wedding planners in the area. It will also benefit us to develop co-opetition relationships with the other venues in the area so that if a couple cannot be served by our venue, they may be better served at another venue, or vice versa. These vendors will include caterers, florists, photographers, videographers, bartenders, DJs and cake suppliers. Location Homestead Events is located on approximately 1.5 acres. It is in an agricultural zone. There are two barns on the location that will be utilized for the venue. The larger barn will be where buffet style tables will be set up for the celebrations. The second smaller barn will be where the bride gets ready for the celebration. In the future a bridal suite will be constructed on the property and the smaller barn will then be converted to a groom preparation area. Guests will access the venue off highway 392. There is room for 50 cars to park on the property. The parking area is a 20' walk to the ceremony area. The celebration area is just behind the large barn. 10 Legal Environment Homestead Events will have a Use by Special Review permit issued by Weld County. The property will be insured with a general liability policy. Homestead Events will also require renters to purchase special event insurance with a host liquor liability. 11 Management and Organization Corinne Moore will manage the business on a day-to-day basis. Although the experience I bring to the business is limited, I am eager and willing to learn what I need to make this business work. I do bring to the table a work hard attitude and a willingness to seek out the information that I need to learn and become an expert in the wedding venue industry. My son and daughter in law area helping with many aspects of the business. The plan is to have them take over the venture in the years to come. Weld County Incentive Program Request: Homestead Events is seeking capital assistance through the Weld County Incentive Program to offset fees incurred through the USR application process, building permit fees. Part of obtaining the USR. permit required the barns that will be used for the venue to obtain building permits. Total fees are as follows. 13 CMN21-0031 - $7,411.31 CMN21-0032 - $928.09 CMN21-0033- $1490.19 This total is 9,829.5-6' The Weld County Incentive Program will allow Homestead Events to retain more capital to be used towards other startup expenses. If awarded the Grant, Homestead Events will immediately pay back loan that was taken out from retirement account. 14 II. Financial Plan Revenue Assumptions Homestead Events expects host 20 events in a year. Each event will bring in $3,000 in revenue. This makes for S60,000 in revenue for the year.
