Dear Petitioner:
The Weld County Board of Equalization ("CBOE"), pursuant to Colorado law, has authority to hear
petitions for appeal from persons whose objections to, or protests of, excessive, erroneous, or illegal
valuation have been refused or denied by the County Assessor. However, for tax year 2021, it does not
appear that you appealed the Assessor's Office Notice of Valuation (NOV) by June 1, 2021. You first
must appeal the Assessor's Office, and then if you do not agree with the Assessor's determination, you
can appeal at the next level to the CB0E. Therefore, the CBOE does not have jurisdiction to hear your
appeal and thus, your petition is dismissed.

Dear County Board of Equalization:
I am writing you to appeal the 2021 tax evaluation. This property is Located at 9652
Sierra Vista rd, Longmont, CO 80504. The account number is R5401886. I have enclosed
2 Document for you to review.
Document 1 shows the past evaluation on the property and the some of the defects in the
property.
The roof needs to be replaced before the property can be sold. It is a Shake roof you can
not get financing on a house until after the roof has been replaced. The same reasoning
goes with the leach field. That means I have to invest $80-$90 thousand, before it can be
listed.
The real problem is there are pour or none comparables to evaluate our house against.
None of the comparable has 2 gas lines going thru their backyard. I believe there is a 6
inch and an 8 inch that take the back 50 feet of the property use away. This is between
25 and 35 percent of the lot. Under current rules the set back for houses is 200 ft from
pipelines. Our house is less the 100 feet. It does not make you feel good at night. It does
however affect the price of the house.
There are other considerations in evaluating the value of the house. One is the "OLD"
trees in the front yard. Although they give lots of shade, all of them need to be trimmed
or removed. This again will cost several thousand dollars, which was not included in
Document 1.
Document 2 shows the agreement reached with the assessor office in 2017. In 2019, I
call the assessor to appeal the evaluation and ask what I need to do. The answer was just
what you did cal us. After talking with them (I travel for work) They made a counter
offer of about $340,000 for the evaluation. Then they ask about the appeal I filed. But
when I asked what I needed to do they said talk to them, not that I needed a written
appeal. It was a few days past the appeal deadline. That ended all discussions.
If you loo -at all of the defects, this says the house is worth less than $200,000. Probably
