NOTICE IS HEREBY GIVEN that a Site Plan application by Weld County for 41150Tegan _Avenue, Highland Industrial
Park, has been presented to the Town of Ault, Colorado and found to be in substantial compliance with the
applicable provisions of law. Therefore, a public meeting is to be held with the Town of Ault Planning Commission
at the Ault Town Hall Council Chambers on Wednesday, October 6, 2021 at 6:00 p.m., to receive public input and
evidence regarding the proposed Site Plan pursuant to Section 16.05.10 of the Ault Municipal Code. This is to be
followed by a subsequent meeting with the Ault Town Board of Trustees on Wednesday, October 13, 2021, at 7:00
p.m.
The proposed Site Plan encompasses:
A parcel of land situated in the County of Weld, State of Colorado, being more particularly described as follows:

Public comments may be made to the Planning Commission and Town Board of Trustees at the above dates and

The plat and its attachments are available for public inspection at the Ault Town Hall between the hours of
9:00 a.m. and 4:30 p.m., Monday through Friday.

RE: Project Narrative for Weld County Grader Shed at 41150 Tegan Ave
To whom it may concern.
Weld County is proposing to place a new 5220 square ft grader shed at 41150
Tegan Ave. The facility will be used as a base for grader operations in the Ault
area. This site will replace the existing Ault grader shed at 16331 HW 14. Weld
County is requesting to access the site off of CR 33. A secondary access will be
built off of Tegan Ave for emergency access. The access off of CR 33 is existing and
also serves as emergency access to the bus facility south of the proposed grader
shed.
The property is zoned industrial. The grader shed use is similar but less
intense use than the bus garage property to the south. The grader shed use is also
less intense than the industrial facilities north of Highland St. The minimum front
setback required in industrial zone district is 50'. The provided front setback is
55'. The minimum side yard setback is 12' and the provided setback is 30'
The grader shed will have positive impacts to the surrounding area by
providing snow removal and maintenance to county gravel roads in the area. The
traffic to and from the site is very small in comparison to what other industrial
uses could generate. There will typically not be any Weld County Personnel at the
site. The personnel that come to the site will get in a road grader and leave for
the day.
The Grader shed will have little to no impact on police and fire services. If
Weld County is allowed to access the site off of CR 33 there will be almost no
impact to Ault Public Works.
Town of Ault, school district, and neighboring citizens will benefit from
Weld County having a grader shed in this area by being provided snow removal
very soon in every snowstorm.
