Proposed Project: Change of Zone from A (Agricultural) Zone District to the 1-2 (Medium Industrial) Zone District Dear Board of County Commissioners, I am writing to express my strong opposition to Case # COZ20-0007, the proposed rezoning at the property north of and adjacent to CR 46 and west of and adjacent to CR 35, Weld County, Colorado. While the local community may be unable to prevent development that, in itself, will be detrimental to the agricultural area, nearly all residents in the bordering community are opposed to the change from agricultural zoning to medium industrial zoning. This change will cause traffic and safety problems, destroy local wildlife habitat, and potentially lower the property values of the existing community. Traffic and safety of bicyclists and motorists are major areas of concern. In general, traffic on County Road 46 is continuing to increase, and the intersection at Highway 85 and County Road 46 is already a dangerous one. The addition of heavy truck traffic to the intersection will result in a decrease to traffic safety in and around the intersection. Cyclists are frequently hit by turning trucks, and the addition of increased truck traffic will increase cyclist accidents. Wildlife, including deer, fox, wild geese, pheasants, bald eagles, and other migratory birds, has been observed in the area and industrial development will destroy that habitat. While the current agricultural use of the property provides habitat for that wildlife and encourages wildlife to prosper, a change to medium industrial use will cause an eventual elimination of that habitat and be detrimental to those wildlife populations. Property values are likely to decrease in the area if the use is changed to medium industrial. Industrial development is inconsistent with the agricultural use that surrounds the property on all sides. Finally, neighborhood notifications were not mailed via US Postal Service, but illegally placed in residential mail boxes, requesting signature of the resident and not the property owner.
