THIS AGREEMENT, made and entered into this l / day of March,
1974, with effect December 31, 1973, by and between OMER WESLEY BOX (Lessor)
and the County of Weld, State of Colorado, (Lessee) ;
W I T N E S S E T H :
WHEREAS, the parties are parties to a certain Lease, dated May -1O ,
1973, which provides among other matters for the construction of certain
improvements by Lessor and the leasing thereof to Lessee; and
WHEREAS, the parties recognize that Lessor has been delayed in
the completion of said improvements by one or more of the causes set forth
in Section 3(b) of the said Lease and they wish to agree as to a reasonable
extension beyond the date therein provided for the completion by Lessor of
said improvements.
NOW, THEREFORE, in consideration of the premises and the mutual
agreements of the parties, they agree as follows:
1. The period within which Lessor shall substantially complete
the construction of the improvements described on Exhibits "B", "C" and "D"
to the aforesaid Lease, as provided in Article 3(b) thereof, is hereby ex-
tended to and including March 31, 1974.
2. As herein amended, the aforesaid Lease is ratified and
confirmed.
EXECUTED this 3 ( day of March, 1974, but with effect as first
above set forth.

CONDITION REPORT AND
ACCEPTANCE OF PREMISES
BY LESSEE
1. Under and pursuant to the provisions of Article 12 - CONDITION
REPORT AND ACCEPTANCE OF PREMISES BY LESSEE of that certain Lease dated
May 30 , 1973, between the undersigned Omer Wesley Box (hereafter "Lessor")
and the County of Weld, State of Colorado (hereafter "Lessee"), a joint
physical survey and inspection was made of the leased premises on March 3 i ,
1974, by Lessor and Lessee, to determine the reasonable compliance by Lessor
with the obligations of Lessor to construct the improvements as set forth in
Article 3 - CONSTRUCTION OF IMPROVEMENTS of said Lease, as amended by Amend-
ment to Lease, dated March 31 , 1974. Lessor and Lessee agree that the
improvements specified by said Article 3 have been constructed in accordance
with the applicable provisions of the Lease and Exhibits thereto, except for
those items listed on Attachment "A" to this Condition Report, which Attach-
ment is made a part hereof.
2. Lessee does hereby, effective April /, 1974, accept and
take possession of the leased premises. Lessee states and agrees that the
leased premises are in good and satisfactory condition and that Lessor has
reasonably complied with the construction of improvements obligations as set
forth in the aforesaid Article 3 of the Lease, except for the completion of
the items specifically set forth on Attachment "A" hereto, which Lessor
agrees to complete with due diligence and reasonable dispatch and in a good
and workmanlike manner.
