RE: RESCIND RESOLUTION #2020-3432, DATED NOVEMBER 18, 2020, AND APPROVE
RESUBDIVISION, RES20-0005, TO COMBINE SEVEN (7) PARCELS AND
ASSOCIATED VACATED/DEDICATED RIGHTS -OF -WAY IN THE TOWNSITE OF
HEREFORD TO CREATE THREE (3) LOTS - HOWARD ALEXANDER, SCOTT MCKEE
AND RONALD HALL, JR.
A public hearing was conducted on March 22, 2021, at 10:00 a.m., with the following present:

Also present:

The following business was transacted:
EI I hereby certify that pursuant to a notice dated March 8, 2021, and duly published March 10,
2021, in the Greeley Tribune, a public hearing was conducted to consider the request of Howard
Alexander, Scott McKee and Ronald Hall, Jr., to Rescind Resolution #2020-3432, dated
November 18, 2020, and Consider Resubdivision, RES20-0005, to combine seven (7) parcels
and associated vacated/dedicated rights -of -way in the Townsite of Hereford to create three (3)
lots.
El Diana Aungst, Department of Planning Services, presented a brief summary of the amended
proposal and described the sign postings and locations. Ms. Aungst explained this application
was previously approved by the Board on November 18, 2020, and described the new request by
the applicants. She stated Mr. Alexander will be required to provide a deed proving ownership of
the new parcel, once the two lots are combined, and he will have the opportunity to submit a Use
by Special Review Permit for his trucking business. Ms. Aungst entered staffs' favorable
recommendation into the record, as written, and displayed images of the site and surrounding
views.
Scott McKee, Hereford resident and owner of Block 4 of the application requested clarification
of the project, Ms. Aungst explained the misunderstanding of Mr. McKee's presence, noting his
property is located to the far west, and is not actually impacted by the reconsideration request.
Mark Taylor, Alles, Taylor and Duke, represented the applicants and relayed they are waiting
on probate to obtain the required deed, and he is not sure how long that will take.

IR No public testimony was offered concerning this matter.
El In response to Chair Moreno, Mr. Taylor indicated he had reviewed, on behalf of the property
owners, and agreed to abide by, the Conditions of Approval.
e In response to Commissioner James, Mr. Barker explained the history of the application and
this hearing is to Rescind the prior Resolution #2020-3432, which was for four (4) parcels, and
this amended request is to change the four (4) lots to three (3).
E Commissioner James moved to Rescind Resolution #2020-3432, dated November 18, 2020,
and Approve the request of Howard Alexander, Scott McKee and Ronald Hall, Jr., for
Resubdivision, RES20-0005, to combine seven (7) parcels and associated vacated/dedicated
rights -of -way in the Townsite of Hereford to create three (3) lots, with the Conditions of Approval.
The motion was seconded by Commissioner Freeman, and it carried unanimously. There being
no further discussion, the hearing was completed at 9:36 a.m.
This Certification was approved on the 24th day of March, 2021.
