Using evaluation per square foot from the Weld county web site, the following comparisons can be made to determine value of the property based on Weld county valuation of the neighborhood. Our house, 5839 Pelican Shore Dr. is valued at $1,239,438 for a 3377 sq ft house, cost per sq ft is $367/sq ft. Next door, 5835 Pelican Shore Dr. is valued at $1,270,631 for a 4160 sq ft house, cost per sq ft is $305/sq ft. Next door, 5843 Pelican Shore Dr. is valued at $1,379,738 for a 4207 sq ft house, cost per sq ft is $328/sq ft. 1 house away, 5847 Pelican Shore Dr. is valued at $1,489,596 for 4676 sq ft house, cost per sq ft is $318/sq ft. Why is our house at 5839 valued nearly 20% higher than one of the neighbors, 12% higher than the other one and 14% higher than the other property per sq ft? These houses are basically the same style and level of finish. Our property should be valued in the same range as these properties. At $311/sq ft, 5839 Pelican Shores Dr. should be valued around $1,050,000. This is a mid point between the neighbors and would be a more fair comparison of taxes to be paid. Estimate of Value: $1,050,000.00 You have selected the following Date Preferences: Monday, July 26, 2021, from 1:00 p.m. - 4:30 p.m. Tuesday, July 27, 2021, from 8:30 a.m. - 10:30 a.m. Tuesday, July 27, 2021, from 1:00 p.m. - 4:30 p.m. Wednesday, July 28, 2021, from 1:00 p.m. - 4:30 p.m. Thursday, July 29, 2021, from 8:30 a.m. - 11:30 a.m. Thursday, July 29, 2021, from 1:00 p.m. - 4:30 p.m. Friday, July 30, 2021, from 8:30 a.m. - 11:30 a.m. Friday, July 30, 2021, from 1:00 p.m. - 4:30 p.m. The Appeal process can take several weeks for us to complete.
