The Weld County Board of Equalization ("CBOE"), pursuant to Colorado law, has authority to hear petitions for
appeal from persons whose objections to, or protests of, excessive, erroneous, or illegal valuation have been
refused or denied by the County Assessor. However, for tax year 2021, it does not appear that you appealed
the Assessor's Office Notice of Valuation (NOV) by June 1, 2021. You first must appeal the Assessor's Office,
and then if you do not agree with the Assessor's determination, you can appeal at the next level to the CBOE.
Likewise, for tax year 2021, the County Board of Equalization may hear only those matters which were
received by the CBOE, or postmarked on or before July 15, 2021, for real property, or July 20, 2021, for
personal property. Your petition was not timely received. Therefore, the County Board of Equalization does not
have jurisdiction to hear your appeal and thus, your petition is dismissed.

Please consider this late notice of appeal on the valuation of this property. I am the wife and full-time caregiver
of Jerry Trawick. Due to his health issues, I have been unable to gather the appropriate information to submit
until this time.
My estimate of the 2021 property valuation is $1,232,000. This is the average of the following 4 comparable
properties.
These are the only relevant properties I found in addition to the one comp that was used by the assessor's
office -1844 Seadrift Court —$1,600,000.
$1,165,000-1863 E. Seadrift Dr.
$1,113,000-1867 E. Seadrift Dr.
$1,050,000-313 Habitat Bay
All of these properties are comparable using square footage and waterfront location in the subdivision of Water
Valley.
In addition, the adjacent homes to our property, which are comparable in size and location, 1839 Galapagos
Ct. and 1833 E . Seadrift Drive, were assessed valued in the $1,200,000 range or less.
