GSG Architecture Inc was awarded the on -call design services for the Health Laboratory Remodel. During
design process, the Health Department identified changes with desiring a different type of storage for
inert gasses that are used in the laboratory operations. To incorporate this new desire into the
construction plans, additional design work is needed. GSG Architecture has identified those design costs
as $5,030.00. Buildings & Ground is recommending approval of this change order.

CONTRACT AGREEMENT EXTENSION/AMENDMENT BETWEEN
THE WELD COUNTY DEPARTMENT OF BUILDINGS & GROUNDS
AND GSG ARCHITECTURE INC.
This Agreement Amendment ("Amendment"), made and entered into 25th day of January, 2021, by and between the
Board of Weld County Commissioners, on behalf of the Weld County Department of Buildings and Grounds, hereinafter referred to
as the "Department", and GSG Architecture Inc. hereinafter referred to as the "Contractor".
WHEREAS the parties entered into an agreement (the "Original Agreement") identified by the Weld County Clerk to the
Board of County Commissioners as document No. 2019-4763, approved on December 9, 2020.
WHEREAS the parties hereby agree to amend the terms of the Original Agreement in accordance with the terms of the
Original Agreement, which is incorporated by reference herein,
NOW THEREFORE, in consideration of the premises, the parties hereto covenant and agree as follows:
• The Amendment, together with the Original Agreement, constitutes the entire understanding between the parties. The
following change is hereby made to the Contract Documents:
1. Change Order #1, dated January 25th, 2021 is hereby incorporated as an exhibit to the agreement and the terms
are included in the Agreement.
• All other terms and conditions of the Original Agreement remain unchanged.

Based on the County's decision to revise completed construction drawings to accommodate argon gas
canister relocation outside the laboratory, GSG Architecture and our Engineering Consultant IMEG
respectfully request the following fees associated with these additional services through the completion of
the redesign and the preparation of completed Construction Documents:

As we discussed, you would like IMEG to provide additional mechanical and electrical engineering
services for the redesign of the lab space per the sketch provided by the Lab Manager on October 15th
and subsequent site visit conducted on November 10t". Scope includes revisions to the current
mechanical, plumbing and electrical drawings, as well as a 95% CD review meeting before finalizing
drawings for bidding. All other services, terms, and conditions shall remain as stated in our original
Agreement dated November 18, 2019.
COMPENSATION
We propose to provide the additional services described above for a fixed fee of $8,500. Total fees for
the project will now be $28,000. Reimbursable expenses remain as stated in our original Agreement.

Dear Kim:
As we discussed, you would like IMEG to provide additional mechanical engineering services for the
investigation and peer review into the mechanical systems serving the Public Health Lab suite. Scope
includes the following items:
• Conversation with the existing temperature controls contractor to review sequence of operation.
• Review of the rooftop unit equipment selection, including the building envelope and internal
heating and cooling loads.
• Review of the ductwork serving this suite, including sizing of the supply and return ductwork as
well as the fan sizing.
• Review air balance for the suite between the outside air and exhaust air, including economizer
capability and airflow measurement, as well as the individual room pressure relationships.
• Conclusions will be provided to Weld County in a summarized draft report, including any
recommendations for ductwork, equipment and/or temperature control revisions. After review
and discussion, a final report will be generated.
• Draft report can be issued approximately three to four weeks after the proposal is accepted.
• Design of any recommended systems is NOT included in this proposed scope of services. IMEG
would welcome the opportunity to design should any of the recommendations be accepted.
All other services, terms, and conditions shall remain as stated in our original Agreement dated
November 18, 2019.

Weld County awarded on -call design services to four different vendors. There is a need for design services
for expanding the laboratory located on the second floor at the Health Department. GSG Architecture

work. The attached amendment to the contract to accomplish this work requires BOCC approval.

Explanation of Fees:
This proposal encompasses the following phases, services and deliverables listed below and is based on
the programmatic and design criteria presented during two visits to the Public Health Lab — September
11, and September 23, 2019 (with a representative from IMEG — the MEP consultant). This project
includes interior renovation work at the existing Weld County Department Public Health and Environment
Lab, located at 1555 North 17th Avenue, Greeley, CO 80631. Located on the upper level of the building,
the Lab includes approximately 3,000 SF of offices, workspaces and testing equipment.
Renovation work is slated for various components of the space, including:
• Demolition of the existing offices, to be replaced with cabinetry for future equipment.
• Enclosure of the small 'break room' for a new testing room.
• Addition of new exhaust fans for new equipment.
• Addition of new power sources for new equipment.
• Moving of the gas supply lines to a new closet where the canisters will be moved to.
• Verification of the existing backup generator/UPS system for the new equipment.
• New seamless flooring throughout the space, wall finishes, and the necessary modifications to
the existing acoustic tile ceiling as required by the renovations.
Work will be completed in a consistent and ongoing manner and will require close coordination with Weld
County Staff in order to understand the space and equipment needs.
We look forward to the opportunity to discuss our findings with you, and the scope of work and fees
based on those findings.
SCOPE OF SERVICES
Kick-off Meeting
• Initial meeting on -site to review project parameters.
• Field verify existing conditions.
Architectural, Mechanical/Electrical/Plumbing Plans
• Our team will create architectural and MEP base plans, based on the field verification of existing
conditions, to be used to develop elevations and details.
• Initially, a schematic plan, including mechanical, electrical and equipment/plumbing layouts, will
be developed for review and approval by Weld County.
• A 50% complete construction drawing set will be provided to the County for review and comment.
• Existing exterior window glazing will be removed, and insulated metal panels added back, so a
new perimeter wall can be added along the west side of the lab.
• A schedule of interior finishes, materials and colors will be included, that are in line with the needs
of the Health Department Lab.
• Coordination with consultant team and Health Department will occur to assure the requirements
of the proposed equipment are being met.
• Standalone specifications will be included.
• Deliverables will include electronic drawings and specifications.
• The Design Team will respond to RFI's during bidding.

• GSG and the Consultant Team will respond to RFI's, submittals and shop drawings during
construction.
