The Fire District has reviewed the referral information provided for RAGSDALE MINE located at
Hwy 85 & Cr 22, Fort Lupton, CO 80621. The submittal was reviewed for compliance with 2012
International Fire Code (IFC) and National Fire Protection Association (NFPA) standards as
adopted by the Fort Lupton Fire Protection District, City Council of Fort Lupton, and the Weld
County Commissioners. The following specific requirements and conditions shall be met.
Specific Requirements
1. Any property owner or authorized agent who intends to conduct an operation or
business, or install or modify systems and equipment which is regulated by this code, or
to cause any such work to be done, shall first make application to the fire code official
and obtain the required permit. 2012 IFC, 105.1.1
2. Fire apparatus access roads shall be designed and maintained to support the imposed
loads of fire apparatus and shall be surfaced so as to provide all-weather driving
capabilities. 2012 IFC, 503.2.3
3. Where access to or within a structure or an area is restricted because of secured
openings or where immediate access is necessary for lifesaving or fire -fighting purposes,
the fire code official is authorized to require a key box to be installed in an approved
location. The key box shall be of an approved type listed in accordance with UL 1037,
and shall contain keys to gain necessary access as required by the fire code official.

4. The operator of the facility shall immediately notify the fire code official and provide the
new key when a lock is changed or rekeyed. The key to such lock shall be secured in the
key box. 2012 IFC, 506.2
5. Above -ground tanks located outside, above grade.
Above -ground tanks shall not be used for the storage of Class I, II or III liquid motor
fuels, except as provided by this section.
1. Above -ground tanks used for outside, above -grade storage of Class I liquids shall
be listed and labeled as protected above -ground tanks in accordance with UL 2085 and
shall be in accordance with Chapter 57. Such tanks shall be located in accordance with
Table 2306.2.3.
2. Above -ground tanks used for outside, above -grade storage of Class II or IIIA
liquids shall be listed and labeled as protected above -ground tanks in accordance with
UL 2085 and shall be installed in accordance with Chapter 57. Tank locations shall be in
accordance with Table 2306.2.3.
Exception: Other above -ground tanks that comply with Chapter 57 where approved by
the fire code official.
3. Tanks containing fuels shall not exceed 12,000 gallons (45 420 L) in individual
capacity or 48,000 gallons (181 680 L) in aggregate capacity. Installations with the
maximum allowable aggregate capacity shall be separated from other such installations
by not less than 100 feet (30 480 mm).
4. Tanks located at farms, construction projects, or rural areas shall comply with
Section 5706.2.
6. Above -ground tanks used for outside above -grade storage of Class IIIB liquid motor fuel
shall be listed and labeled in accordance with UL 142 or listed and labeled as protected
above -ground tanks in accordance with UL 2085 and shall be installed in accordance
with Chapter 57. Tank locations shall be in accordance with Table 2306.2.3.
7. Transfer of liquid from tank vehicles to motor vehicles for private use on farms and rural
areas and at construction sites, earth -moving projects, gravel pits and borrow pits is
allowed in accordance with Section 5706.2.8.
8. National Fire Protection Association (NFPA) 704 Placards shall be placed on each
aboveground fuel tank to be placed on the site. 2012 /FC5003.5
9. Smoking shall be prohibited and "No Smoking" signs provided within twenty-five feet
(25) of outdoor storage, dispensing or open use areas. 2012 IFC5003.6 and 5706.4.8
10. Electrical wiring and equipment shall be installed and maintained in accordance with
NFPA 70. 2012 /FC5703.1

11. Portable fire extinguishers with a minimum rating of 2O-B:C and complying with Section
906 shall be provided throughout the facility. 2012 IFC5706.2.7
12. Above -ground tanks for the storage of liquid motor fuels shall be safeguarded from
public access or unauthorized entry in an approved manner. 2012 IFC2306.3
13. Guard posts complying with Section 312 or other approved means shall be provided to
protect above -ground tanks against impact by a motor vehicle unless the tank is listed
as a protected above -ground tank with vehicle impact protection. 2012 /FC2306.4
Required Plan Reviews and Inspections
- Final fire code inspection for Certificate of Occupancy
o Inspection of buildings
o Inspection of Fuel Tanks
o Acquire a site map of the location
It shall be the duty of the holder of the permit or their duly authorized agent to notify the fire code
official when work is ready for inspection. It shall be the duty of the permit holder to provide access to
and means for inspections of such work that are required by this code.
