On or Before Dear Glenn : Home Light and Power Company requested a substation at 47th Ave . and 20th St . west of Greeley . The sub- station was granted and during the discussion with the Utility Board , Mr. Clark Ewald indicated that Home Light and Power Company would be willing to give additional right-of-way the length of their property on 47th Avenue in compliance with the Thoroughfare Plan which indicated 47th Ave . as an arterial require- ing at least 100 foot right-of-way. Mr . Ewald has now submitted a Quit Claim Deed for theirright-of-way and it is recommended by the Planning Staff that this right-of-way be accepted . This will serve the Highland Hills area and Aims College area . They have purchased 40 acres but will be using only approximately 200 ' x 300 ' . Mr. Guiliano presented drawings of the utility. There is a 20 ' ROM dedica- tion on 20th Street . Mr . Lorenson stated they had been concern- ( ed regarding the dedication on 20th St . and 47th Ave . and they are indicated as arterials on Greeley' s Comprehensive Plan . Mr. Fouts asked if the facility will be enclosed by a chain- link fence. Mr. Ewald stated they have architects working on fence design and landscaping , that it will be something other than just a chain-link fence and will complement the intersection . Lorenson stated the City is going to submit a re- commendation that they will want some guarantee that this land area for flood plain is perpetually left open even though there might be redevelopment to some other use at some point and time and that some mechanism be written into the PUD that this would be turned over to some City government to make sure that it will be left as open space. Mr. Lorenson read a letter from the Greeley- Loveland Irrigation Company stating they have a siphon pipeline through this property and warning the developers of any damage that might occur to this pipeline. Mr. Radasch stated there will be chemical fire equipment on the premises plus fire hydrants . Mr. Lorenson stated he would recommend approval of a 6" water line. Mr. Mauldin stated that the telephone company will not supply telephone service to any other than the two phones as this is supposed to be a 90 day transit type operation. MOTION : By Mr. Fouts to accept the plat subject to an agreement with the Greeley-Loveland Irrigation Company and the recommendations of the City of Greeley. Second by Mr . Fagan .
