A public hearing will be held before the weld County Planning
Commission (PC) and a subsequent hearing will be held with
the Board of County Commissioners (BOCC). Both hearings
will be held in the Hearing Room, Weld County Administration
Building, 1150 O Street, Greeley, Colorado. Please note the
hearing dates and times listed on the other side of this card for
the proposed project. The Agenda will be pasted one week
prior to the hearing.
If you would like more information regarding this proposal and the conditions that must
be reset, the file is public information and is available for review at our office. You may
also view the file online at https://accela-aca.co.weld.co.usicitizenaccess/ by inserting
the case number. Comments or objections related to the request should be submitted
in writing to the Weld County Department of Planning Services, 1555 N 17th Ave,

According to Heirtage Title Company and Weld County, there are not Mineral owners or interests on the property. The
lady at Weld County Treasurer Department looked at mine and previous owners deeds and there is no mention on
either of them.

Your hearing dates have been set as follows:
PlanningCommission Hearing: February 16, 2021.
Board of County Commissioners Hearing: March 10, 2021.
In the meantime, you are required to send out notice of the proposal and hearing dates to any Mineral Owner or Lease
Interest on the property at least 30 days prior to the Planning Commission Hearing.
The notice process can be done in different ways and the research is the responsibility of the applicant. This involves a
mineral owner notification affidavit (attached) and some kind of research. To conduct the research, most rely on the
''veld Count} Assessor mineral owner lookup tool, provide a snap of nearby oil and gas sites from the ''veld County
Property Portal, and write a narrative that discusses whether or not there are any minerals interests in their property.
Another search tool is read through a property binder from a title company. Alternately, the applicant may contact a
consultant who specializes in such research.

If interests exist, letters that include the proposal info and hearing dates need to be sent to those interests by certified
mail.
Provide to the Planning [department:
1 Signed Mineral Owner Notification Affidavit
2 A narrative detailing the method used to research mineral interests
3 Copy of letter sent to mineral interests
4. Copy of certified mail receipts
The last day to send mineral interest notification is: January 16, 2021.

Commission, they support or deny that request but then it goes to Board of County Commissioners and
they again are the ones who approve or deny it.
