I've enclosed 2 sales in THIS AREA on homes that are not even comparable to mine, They were on FOUNDATIONS, DOUBLEWIDES, GARAGES, CARPORM, UPGRADES AND BIGGER LOTS. I do NOT have a doublewide, not on a foundation; it's a singlewide and cannot be compared to a doublewide with upgrades. Why pay 75,000 when you can buy my singlewide for $40,000 NEW? Others home in HILL N PARK have been devalued. Mobile Homes DEPRECIATE. You are trying to overvalue my home even more than what INSURANCE will pay for. I've enclosed the invoice someone can buy currently. It was VALUED at 44,E before and suddenly it's 75,000? I have no upgrades, no garage, no porches. Greeley, CO 80631 Dear Weld County Assessor, 2021 Real Property Taxes I am beginning to feel like a parrot concerning the overvaluations of property taxes in HILL N PARK. I'm sure you are aware of the derelict conditions of the mobile homes here and properties that are just dirt and weeds. Broken down homes, empty homes, rentals with several families' together, high crime and drugs. Never mind being between the Sewer Plant and Cow Fes. I've enclosed a complaint I filed due to the New Sewer Stench. We still have both of the stenches. We call this area the Ghetto, most am low income, disabled and seniors. Some of us have been here since the 80's or earlier. We just have no money, I've enclosed an article on Hill N Park where counties do not want to annex because of the disrepair and how much it cost to bring in lights, sidewalks, upgrades, transportation and police. Nothing has ever been done here, not even plowed. No buses, nothing. Raises taxes to pay for? There haven't been any sales here, maybe one of the houses nearby. I am a disabled deaf senior on very fixed income unable to work who has to go to the food bank. I will be 65 this year and will apply for exemption as I have been here since 80's. The State took my Mother out of the old Home due to the danger and state of home. I couldn't keep up with yard and repairs, working full time, taking care of Mom full time. Mom was in a home tempon9rily and I had a new home replacing the old so she could be safe. Pandemic happened; she ended up with Co y) and passed away. That was that She had a little money to continue to help pay for taxes and some upkeep. That is gone. I lose the HOME and property due to this overvaluation, you won't be getting any money. Just another bad statistic around here, and I worked so hard to have a home. Some of us who have been here a long time try to keep the property up but don't need to be penalized. • Page 2 Rtfay 18r 2021 Let's take the home first I don't know where you get your figures. Again this is a single wide not a double wide. It is a basic cheap mobile home which I could only get. There's been no upgrades, no front porch, deck and shed 30 years old and I need itbpairs on the home. I couldn't sell this home for 45,000 never mind the 75,000+ you put. Mobile homes depreciates not go up in value, and registered with the Motor Vehicle Dept. You've lowered the value on other Mobiles in Hill N Park. ire enclosed original invoice and other invoices of buying what I have NEW, which now comes with upgraded cabinets, walls and floors. I have the old paper walls, cheap floors and cheap paper cabinets. To sell I would have to replace. The new upgraded 2021 home is only 54,000. Earlier year brand new ones are stM 40,000. Why would someone pay inflated price when they can buy so much cheaper brand new with upgrades? Value needs to stay at 40,000. Now the land. You are going to say the others properties around are 40,000 BUT only if no one says anything. In this area 40,000 is way too much. In other areas of Weld County you value land at 19,000-20,000 like the nice homes on Belmont Ave, I've looked in the Portals. Not the derelict area I live in with no enmities. The value needs to stay where it is. A petition is going around on property taxes since its outrageous and obviously taking advantage of the housing market going on in Denver. If not adjusted accordingly and reasonably I will take it to the next level this time. I can provide plenty of pictures of the garbage and dirt and run down. how.
