WARRANTY DEED
KNOW ALL MEN BY THESE PRESENTS, that Hillside Land Co.,
a Colorado corporation of the County of Weld and State of Colorado, for
the consideration of mutual exchange of irrigated land and other valuable
consideration in hand paid, hereby sells and conveys to Victor R. Hill and
Charlotte T. Hill, of the County of Weld and State of Colorado, the follow-
ing real estate and property situate in the County of Weld and State of
Colorado, to -wit:
The Southwest Quarter (SW 1/4) Section Twenty (20), Township
Fat r (4) North, Range Sixty-six (66) West of the Sixth Principal
Meridian, together with twenty (20) shares of the capital stock
of The Farmers Independent Ditch Company, and together with
three (3) irrigation wells, pumps and appurtenances, and to-
gether with rights of way for the carriage of water to the above
described premises,
together with all its appurtenances and warrants the title to the same, subject,
however, to the following:
1, 1959 taxes payable in 1960.
2. Rights of way for roads, ditches, power lines, and other ease -
ments as granted or reserved by instruments of record or as
now located in said premises.
3. A reservation of one -half of all oil, gas and other minerals, as
reserved to Homer C. Cushman and L. Grace . Cushman.
4. A deed of trust executed by Hillside Land Co. to the Public
Trustee of Weld County, Colorado for the use of Homer C,
Cushman and L. Grace, Cushman, securing the note of Hillside
Land Co. in the amount of $48,500,00 payable in installments,
which the grantor herein, Hillside Land Co, covenants and
agrees to pay in accordance with the said note and deed of trust,:
5, Oil and Gas Lease dated July 24, 1953, recorded in Book 1366
at page 636 of the Weld County records,
6. Inclusion of the above described property within Platte Valley i f
Soil Conservation District, the Platteville Fire Protection Dis-
trict, and the Northern Colorado Water Conservancy District.
7. Right of way and easement for a ditch as granted by instrument
recorded in Book 989 at page 38 of the Weld County records,
8. Right of way for road purposes as granted by deed recorded in
Book 1026 at page 432 of the Weld County records.
9. Reservations contained in Patent recorded in Book 333 at page
73 of the Weld County records.
