Gentlemen:
The undersigned is administrator of the Carlson Farms
Inc., located in the west end of Weld County, and owned by
my four sisters and me, the daughters of the late Alfred and
Ida Carlson, and long time residents on this property. My
sister, Miss Hazel Carlson resides in the house on the farm,
the rest of the family visits there as frquently as is posible,
There are other families living in the immediate vicinity.
On August 29, 1970, my sister received a letter from
a Mr. and Mrs. Larry F. Slauson (Routel, Box 45, Johnstown,
Colorado), that they planned to put in a swine confinement
system on the 25 acred of land immediately west of our
farm home. Also, they stated in the letter that if they
were not notified by Septemberl, 1970, iust three days
later, that they would assume the plans met with approval.
As administrator of the Carlson Farms Inc., I wish to
notify you that this kind of use for the land, in that close
proximity to our home, is not approved; it is undesirable,
and I ask under the Weld County Zoning Code that it not be
allowed.
There are many reasons for this, but the primary reason is
that it will fairly well preclude future use of land in the
immediate vicinity for desirable living. At present, that
part of Weld County is one of the desirable residential
areas of the county. There are nine homes within a quarter
mile of this system of swine confinement.
Among other things the prevailing wind is from the west.
To explain this, the hay processing plant near Berthoud
put odors into the air which are noticeable on the Carlson
farm, but that kind of odor is pleasant by comparison to
a hog operation, even if reduced to 5%, which is doubtful.
err. Slauson is proposing to locate his house to the west of the
proposed hog buildings where he would not be affected as
much by the smell.
I am not familiar with the proposed waste disposal
system. Even though ehemically treated, there is still the
problem of sludge and residue which must be disposed of
by some means, which in that setting creates a pollution
problem.
There is, also possibly, a water pollution problem
to the lake partially on the property. This water has
previously been used downstream for irrigation and live-
stock watering.
Finally, there is psychological pollution to anyone
else in the vicinity, who would wish to use their land for
more desirable purposes, such as additional housing or the like.
I ask that you keep the normal agricultural zoning
intact on the west end of Weld County and not permit a
variance for such a purpose.
I understand a hearing was scheduled before the Board
of County Commissioners on this matter today, Sept. 2, 1970.
Had we known such was even contemplated, I would have
either been thereor had a representative to file such
protest in person.
I understand this is to be taken up again on September 9,
1970, and if so, I will try to be there. But whether there,
or not, we do not approve of this use for that land.
