RESOLUTION
DIVISION OF LAND N0. 1215-20-1-RE-61
DETERMINED TO BE EXEMPT FROM THE DEFINITION OF SUBDIVISION
RANGE 64 WEST, TOWNSHIP 3 NORTH, SECTION 2-0
WHEREAS, on May 5, 1972, the General Assembly of the State of
Colorado, enacted Senate Bill #35 as relates to Chapter 106 of the Colorado
Revised Statutes, and
WHEREAS, on August 30, 1972, the Board of County Commissioners of
Weld County, Colorado, adopted Subdivision Regulations for Weld County, Colorado
to comply with the prescribed Senate Bill #35, and
WHEREAS, the Weld County Planning Commission has recommended to the
Board of County Commissioners for recording of plat number 1215-20-1-RE-61
as provided in Section 9 of the Subdivision Regulations (exemption rules and
regulations) for Weld County, Colorado.
Said division of land determined to be exempt from the definition of
subdivision is more particularly described as follows:
A tract of land located in Section 20, Township 3 North, Range
64 West of the 6th P.M. , Weld County, Colorado, being more par-
ticularly described as follows:
Beginning at the Northeast Corner (NECor) of said Section 20 and
considering the East line of said Section 20 as bearing South
00°55'01" West, with all other bearings contained herein relative
thereto;
Thence South 00°55'01" West along the East line of Said Section 20,
5240.46 feet to the Southeast Corner (SECor) of said Section 20;
Thence South 89°29'07" West, along the South line of said Section
20, 4298.49 feet; Thence North 07 53' 17" East, 1202.01 fegt;
Thence North 21°40' 17" East, 217. 14 feet; Thence North 09 33' 12"
East, 1285.63 fget; Thence North 89°50'02" East, 1265.23 feet;
Thence North 00'44' 50" East, 2635.91 fee to a point on the North
line of said Section 20, Thence South 89'36'08" East, along the
North line of said Section 20, 2624.22 feet to the Point of
Beginning.
Said described parcel of land contains 406.473 acres, more or less
and is subject to any rights-of-way or other easements as
recorded by instruments of record or as now existing on said parcel
of land.
NOW, THERFORE, BE IT RESOLVED, by the Board of County Commissioners
of Weld County, Colorado, that the Chairman be and he is hereby authorized
to sign the plat of a division of land determined to be exempt from the definition
of Subdivision No. 1215-20-1-RE-61, for recording

PROCEDURAL GUIDE FOR RECORDED EXEMPTION

Weld County Planning Commission
Services Building , Greeley Colorado 80631 .
Effective Date : August 15 , 1972
Any person , firm , group , legal entity , or duly authorized legal agent
filing application for a recorded exemption for any parcel of land with-
in the unincorpnrated area of Weld County , State of Colorado , shall be
required to comply with the following procedures and conditions :
I . The applicant shall fil _ ait,i _:. uffCce of cue Planning Department
the following items :
(A) An application form as prescribed and furnished by the Plan-
ning Department.
(B) A complete and accurate legal description of the property.
The legal description must be acceptable to the County Attorney,
and na application can be considered by the Board until such
legal description is provided . The legal description shall in-
clude all contiguous land owned by the applicant.
(C) A plat of the proposed land division conforming to and contain-
ing the following items :
, (1 ) The plat shall be prepared by a registered land surveyor
in the State of Colorado .
(2) The plat shall be prepared on 1 or more consecutively num-
bered sheets measuring 8z" x 14 It shall be drawn on
waterproof linen or mylar in ink .
(3) The plat shall be titled , "Recorded Exemption No .
(The appropriate number to be filled in by the Plannann g
Department . ) '
(4) The plat and legal description shall include all contigu-
ous land owned by the applicant .
(5 ) Tne plat shall includo a complete ana accurate legal des-
cription of the parcel of land and its acreage:
(6) The plat shalt include a vicinity sketch locating the
tract with respect to roads and other major land features .
(7) The plat shall include an accurate drawing of the tract
and the proposed division into 2 lots . This drawing shall
include bearings , lengths and curve data of all perimeter
and lot lines . The lots shall be designated as "Lot A"
and "Lot B" and the acreage of each given . Existing pub- .
lic rights-of-way which provide access to the tract shall
be shown . The scale of the drawing shall be adequate to
clearly show the above required items . A scale and North
arrow shall be included .
(8) The plat shall bear the following certifications :
(a ) (Below the legal description)

number or sent to the Board for review until :
(A) All required items have been completed and submitted to the
Planning Department.

and approved by the County Attorney.
(C) The number of acres in said application has been. determined .
(D) The application has been properly completed .
(E) The required number and manner of information or drawings have
been submitted.
(F) All required fees have been paid .
( III ) When a complete application has been received by the Planning Depart-
ment , the applicant will be issued an application receipt , and the
application will be sent to the Board of County Commissioners for
their review.
( IV) If the Board approves the application , it will approve the plat for
filing and the plat will be filed with the County Clerk and Recorder.
(V) NOTE : All legal descriptions and the survey plat must include the
entire original property , Not just one of the pieces being divided
from the original property.
