No $.~1401703..8 Mary inn Pd J rsfe'n, Recorder RESOLUTION WHEREAS, a public hearing was held on March 25, 1974, in the chambers of the Board of County Commissioners, Weld County, Colorado, for the purpose of hearing a petition of Zaiss Investment Co. , 140 South 10th Avenue, Brighton, Colorado, requesting a change of zone from "A" Agricultural District to "I" Industrial District - Planned Unit Development, and WHEREAS, the petitioner was present, and WHEREAS, there was no opposition to the change of zone, and WHEREAS, the Board of County Commissioners heard all the testimony and statements of those present, and WHEREAS, the Board of County Commissioners has studied the request of petitioner and studied the recommendations of the Weld County L Planning Commission as submitted, and having been fully informed; NOW, THEREFORE, BE IT RESOLVED, by the Board of County Commissioners, that the petition of Zaiss Investment Co. , 140 South 10th Avenue, Brighton, Colorado, for change of zone from "A" Agricultural District to "I" Industrial District - Planned Unit Development, said area being more particularly described as follows: A tract of land 19. 23 acres more or less situated in the South east Quarter of Section 19, Township 1 North, Range 66 West of the 6th P. That any water and sanitation facilities to be installed shall be approved by the State Health Department. 2. All applicable subdivision regulations and zoning regulations shall be followed and complied with in accordance with the zoning resolutions of Weld County, Colorado. 3. That said change of zone herein granted is conditional only for a period of twelve (12) months from date hereof, on condition that developer proceed with due diligence to begin development of the area rezoned and submit plans for such development for the approval of the Weld County Planning Commission and subsequent recording of said plans in the office of the County Clerk and Recorder of Weld County, Colorado, and that major construction shall commence thereon within said twelve (12) month period; otherwise, the County may take action to rezone the property to its present classification. TAPE #74-10 JASPER FREESE REPRESENTING ZAISS INVESTMENT COMPANY COZ A to I-UD -Samuel Telep represented the County Attorney' s Office. This Industrial-Unit Development request is to manufacture wood crafts (picnic tables and mobile home steps) and to park five mobile homes residences. The mobile homes will be owned by the families doing the manufacturing. The building to be constructed was to be twenty feet in heighth. However, it was decided it could be as high as thirty feet. Donald Croiser, Manager for Beautiful View Mobile Home Park, indicated the access road going along Highway #85 is now only twenty feet and probably should be widened to fourty feet. After some discussion, a motion was made and seconded to eliminate County Road #6 for an acces to this development. Therefore, leaving only one access road to this development. Weld County Planning Commission, represented by Mr. Burman Lorenson, recommended favorably. A count in favor was six. No one was in opposition. Motion to adopt Docket #71 was seconded.
