RE: ACTION OF THE BOARD CONCERNING PETITION FOR ABATEMENT OR REFUND
OF TAXES FOR ACCOUNT NUMBER R2974604 - LBRB, LLC
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County, State of Colorado, were
presented with a Petition for Abatement or Refund of Taxes for Account Number R2974604 at a
duly and lawfully called regular meeting held on the 8th day of June, 2022, at which meeting there
were present the following members: Commissioners Mike Freeman, Steve Moreno, and Lori
Saine, with Chair Scott K. James and Commissioner Perry L. Buck not being present, and
WHEREAS, notice of such meeting and an opportunity to be present has been given to
the taxpayer and the Assessor of said County, with said Assessor, Brenda Dones, being present,
and taxpayer, LBRB, LLC, being present, with taxpayer's authorized representative, Joseph C.
Sansone Company, not being present, and
WHEREAS, the Board of County Commissioners has carefully considered the attached
petition, and is fully advised in relation thereto.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of
Weld County, Colorado, that the Board concurs with the recommendation of the Assessor and

SUBJECT:
The subject property is located in Coal Creek Commons, just east of County Road 1 in Weld County. The
property is a recreational indoor tennis facility that sits on 1.3488 acres or 58,755 square feet of land.
The indoor tennis building was built in 2003 and contains 14,400 square feet. The indoor tennis takes up
9,360 square feet and 5,040 square feet represents a leased portion of the building currently occupied
by a church.
The Commercial team reviewed the 2019/2020 value and believes that the original opinion of value is
accurate. A search for comparable sales similar to the subject resulted in sales ranging from $93/sf to
$141.85/sf. Using market rents and expenses, the income approach resulted in a value of $93/sf. This
denial will allow the appeal to be carried forward to the next level of appeal.
