Describe the purpose of the proposed Change of Zone. - The parcel is currently zoned AG -Agricultural, the property will no longer be used for agricultural purposes and the requested rezone to C-3 Business Commercial Zone District will allow for development on the property for commercial uses. 2. Describe the proximity of the proposed use to residences. - The properties located to the east, west and south contain a residence along with associated farming and/or commercial uses (like vehicle towing, repair and outdoor storage). Explain how this proposal is consistent with the Weld County Comprehensive Plan per Chapter 22 of the Weld County Code. - Parcel is located within the Weld Opportunity Zone, compatible zoning districts preferred are Commercial and Industrial especially given its proximity to CR 49 and 1-76. The proposed C-3 zoning district is compatible with the Comprehensive Plan goals. 8. Explain how this proposal will be compatible with future development of the surrounding area or adopted master plans of affected municipalities. - Commercial zoning and uses are encouraged when near major roadways in order to offer a benefit to the broader region and attract retail opportunities, the proposed zoning within this parcel and general area meets the future goals of development within the Weld Opportunity Zone. 9. Explain how this proposal impacts the protection of the health, safety and welfare of the inhabitants of the neighborhood and the County. - There will be no negative impacts to the surrounding neighborhood's health, safety and welfare. The requested zoning meets the intent of the Weld County Comprehensive plan and future vision for this area. 10. Explain how this proposal complies with Article V and Article XI of Chapter 23 if the proposal is located within any Overlay Zoning District (Airport, Geologic Hazard, or Historic Townsites Overlay Districts). or a Special Flood Hazard Area identified by maps officially adopted by the County. - The parcel does not appear to be within any of these special districts, the property is located within the Weld County Opportunity Zone and is complying with the intent of the overlay to redevelop for commercial and/or industrial uses. CHANGE OF ZONE (COZ) - ENVIRONMENTAL HEALTH QUESTIONNAIRE 1. Discuss the existing and proposed potable water source.
