I contacted Mr. Cogburn from the Platteville Fire District. They have no issues with the proposed subdivision with the shared driveway and closed and reclaimed access on Road 40. It does come in handy to know your neighbors. One of mine is a fireman. I will have Landmark continue the process of creating the two plat maps, this time without a turnaround. Let me know if you would like me to print out this email and bring it in. Thanks so much to both of you for continuing to help me with this. I just hope it isn't as stressful for you as it is for me! Platteville-Gilcrest Fire Protection District does not see any conflicts with our interests in this matter. Thank you for all you do! This was an old homestead with two homes, and it was never subdivided. One house, address 16087 CR 40 was built in 1906, the other address 19050 CR 33 was built in 1953. Earlier this year, Chris Gathman, the planner at Weld County sent you a referral form regarding my application for a Rural Land Division. Your response was "no comment". > Because Weld County has changed its requirements for land division, I am falling under the same requirements as would a subdivision from a housing development. This would have required me to put in a 60 -foot road through my property with a 100 ft turnaround for emergency use. Obviously, it hasn't had either for 115 years. > > I applied for a variance from the county for the 60 ft road, and it was accepted. The county is allowing me to have a shared driveway and forgo the road as it just isn't reasonable or necessary in my situation. Melissa King from the Public Works department asked that I contact you, provide you with a copy of the sketch plan, and inquire as to whether or not, you still would mark this as a'no comment." Just for your information, I am the first person going through this new process and it is confusing for everyone. > > Because this property was an old farm, there are many existing outbuildings. It is very difficult to find a space for a 100 ft turnaround. In addition, the county requirement was based on a culdesac model where the houses are built around a circle. The two houses on my property were not built in this manner. > > I am attaching the sketch plan showing the proposed land division for your review. Basically, the county will allow me to forgo the 100 ft turnaround if that is acceptable to you given that there is no new development planned here and it is merely dividing the two houses. > > All I need is an email response from you saying that you either will require a 100 ft turnaround, or you continue to have no comment regarding the land division. I am also attaching your original referral letter of no comment for your reference. > > I appreciate very much your time and attention to this matter. > Regards, > Pat Stahl > <revisedSketch base_5 Sketch Plan (2) (1) (1) (1).pdf> > <Platteville Fire no comments 0330 (1).pdf> From: Anne Best -Johnson To: Chris Gathman Subject: RLDF21-0002 - referral from Evans Date: Tuesday, August 17, 2021 11:02:50 AM Attachments: imaae001.pn imape002.ono imaae003.pn imape004.ono imaae005.pn imape006.iop Caution: This email originated from outside of Weld County Government.
