RESOLUTION
WHEREAS, Henry Felte, Box 123, Severance, Colorado, has
requested permission for expansion of a cattle feedlot operation .on the .
following described property, to-wit:
The Southwest Quarter (SWf) of Section One (1), Township
Six (6) North, Range Sixty-seven (67) West of the Sixth
P. M. , Weld County, Colorado, containing 160 acres, more
• or less, and ,
' WHEREAS, the said requested expansion of an existing cattle ;
feedlot,operation is located in an agricultural zone as set forth by the .
Weld County Zoning Resolution, and -
WHEREAS, according to Section 3. 3(3)(c) of the Zoning Resolution
of Weld County, said cattle feedlot operation or any expansion thereof may
be authorized upon the approval of the Board of County Commissioners of
Weld County, and
WHEREAS," the Weld County Planning Commission, by resolution .
dated September 24, 1970, has recommended that expansion of this cattle

' feedlot operation be approved;
NOW, THEREFORE, BE IT RESOLVED, that the petition of Henry
Felte, Box 123, Severance, Colorado, for an expansion of an existing
cattle feedlot operation on the following described property, to-wit: •

The Southwest Quarter (SW*) of Section One (1), Township •
Six (6) North, Range Sixty-seven (67) West of the Sixth
P. M. , Weld County, Colorado, containing 160 acres, more • -
or less, and
as provided by Section 3. 3(3)(c) of the Zoning Resolution of Weld County,
Colorado, is hereby granted under the conditions following: > -
1.. Any water and sanitation facilities to be installed shall ' •
be;approved by the State Health Department.
2. That petitioner shall proceed with due diligence to expand '
said feedlot and that he shall have up to one year from
date hereof to begin construction for the expansion thereof.
3. That when expansion of said-feedlot is completed, same
shall not contain more than 700 head at any one time.
4. That any new additional construction shall not further
encroach upon the existing county right-of-way and shall
• be at least 50 feet back from the property line.

The Weld County Planning Commission held their regular meeting Tuesday,
September 22, 1970 at 2:00 P. M. in the 4th Floor Hearing Room, Court House.
Roll call was as follows:

As a quorum was present the Weld County Planning Commission was ready to do
business.
SUBJECT: Minutes •
MOTION: By Mr. Watson to approve the minutes as written. Second by Mr. Anderson.
A unanimous vote of "Aye". Motion carried.
SUBJECT: N. J. McConahay - 3rd Filing Aristocrat Ranchettes
CASE NUMBER: S-21 Tape-297
LOCATION: Sec 27 T2 R66
DISCUSSION: Mr. Lorenson reported the 3rd Filing of Aristocrat Ranchettes had
been filed and recorded in 1963. It was recorded again 8/21/70 showing
same of the lots had been altered which will not meet the requirements of
an "A" zone, also having double frontage. Mr. Jim Greer of NHP&Q, repre-
senting Mr. McConahay, stated he is willing to do whatever in necessary
to correct this. Mr. Lorenson suggested Mr. Greer contact the County
Attorney to see what steps are necessary to eliminate the 2nd filing of
the property in question.
MOTION: By Mr. Bowles to approve the recommendation of Mr. Lorenson. Second
by Mr. Anderson. A unanimous vote of "Aye". Motion carried.
SUBJECT: 16th Street Parkway — Tape 297
DISCUSSION: Mr. Lorenson presented an alternate proposal for the 16th Street
Parkway in the Country Club Estates Unit Development plan. A letter from
the City was read approving the new proposal providing for drainage and park
purposes. This is designed to accomodate a 50 year storm.
MOTION: , By Mr. Watson to recommend the alternate storm drainage plan be approved.
Second by Mr. Anderson. A :manimous vote of "Aye". Motion carried.

APPEARANCE: Mr. Felte
DISCUSSION: Mr. Felte presented the proposed expansion of the existing feed
lots. Mr. Lorenson reported the County Agent recommended approval, the
Health Department will approve a lagoon south of the feed lot. There was
- discussion regarding the set—back from the property line.
RESOLUTION:
Be it therefore resolved to recommend approval to the Board of County
Commissioners for expansion not to exceed 700 head, a 50' set-back from the
property line, construction of a holding pond approved by the Health Depart-
ment and the Soil Conservation District, no new additions be allowed that
would further encroach on the R/W and expansion to occur within 1 year.

DISCUSSION: The Regional Planning Commission is, to review all A-95 applications.
(� f Lorimer County Is Bal f of the Planning Commission, executive committee,
, has approved this project. Mr. Lorenson stated they would like some
action from the Weld County members of the Regional Planning Commission
without holding a special meeting.
MOTION: By Mr. Nix to approve the application for the sewage system improvements.
Second by Mr. Bowles.. A unanimous vote of "Aye". Motion carried.

and West (mostly to the West). The plan is to. bmild corrals south of existing corrals
in line with the present South corral( approx. distance North corrals 42' to edge of
black top. South corrals, approx. 30' to edge of black top). Plan to expand to 600 head
capacity( information from Son). If there is much drainage off the corrals it would .
probably go into the barrow ditch along the road. Closest housing to the West across' the roa
owned by Henry Felte, ,South Fred and Marjorie Felte approx. 4. mile. Southwest Helmet ,
Bonnie and Pete and Mary Simmon Approx. 1/3 mile.
