NOTICE TO BOARD OF COUNTY COMMISSIONERS, WELD COUNTY, COLORADO
On May 17, 2022, the Town of Lochbuie Board of Trustees approved Resolution 2022-09
amending the Town's Comprehensive Plan by amending the Future Land Use Map set forth in
Figure 4-1 of such Comprehensive Plan to change the future land use designation of certain areas
east of I-76 not currently within Town boundaries to Industrial Use areas. In conformity with the
requirements of CRS Section 31-23-208, the Town is certifying the enclosed attested copy of such
amendment (copy of the signed Resolution 2022-09) to the Board of County Commissioners and
will record the amendment by filing a copy of the Resolution with the County Clerk and Recorder
on July 14, 2022 at the earliest.

RESOLUTION NO. 2022-09
A RESOLUTION OF THE BOARD OF TRUSTEES
FOR THE TOWN OF LOCHBUIE, COLORADO,
AMENDING THE TOWN'S COMPREHENSIVE PLAN BY AMENDING THE FUTURE
LAND USE MAP SET FORTH IN FIGURE 4-1 TO CHANGE THE DESIGNATION OF
CERTAIN AREAS EAST OF I-76 NOT CURRENTLY WITHIN TOWN
BOUNDARIES TO INDUSTRIAL USE AREAS
WHEREAS, Section 31-23-206, C.R.S., requires municipalities of more than 2,000 people
to adopt a comprehensive or master plan to guide physical development of the municipality and
the Town last did so in 2017; and
WHEREAS, Section 31-23-208 governs the amendment of a comprehensive plan and
requires a public hearing and the affirmative vote of not less than two-thirds of the membership of
the planning commission; and
WHEREAS, pursuant to Section 2-7-10 of the Lochbuie Municipal Code, all the powers
and duties of a planning commission in the Town are exercised by the Town Board of Trustees;
and
WHEREAS, Section 4-1 and the future land use map set forth in Figure 4-1 of the
Lochbuie Comprehensive Plan designate certain areas east of I-76 not currently within Town
boundaries for future residential development and use, such areas identified with line hatching on
the attached Exhibit 1 map ("Property"); and
WHEREAS, industrial development has been proceeding just to the south of the Property
as and major industrial type development is anticipated in the near future to the north of the
property such that the Town Board of Trustees wishes to amend the future land use map to change
the future development designation of the Property to Industrial; and
WHEREAS, after due notice published in accordance with Section 31-23-208, C.R.S., the
Town Board of Trustees held a public hearing on the same date as the date of approval of this
Resolution.
NOW, THEREFORE, BE IT RESOLVED, by the Board of Trustees of the Town of
Lochbuie as follows:
Section 1. The future land use map set forth in Figure 4-1 of the Town Comprehensive
Plan dated 2017 shall be amended so that the future use designation of the Property identified on
the attached Exhibit 1 map with cross hatching shall be changed to Industrial.
Section 2. Effective Date. This Resolution shall take effect upon its approval by a 2/3 vote
of the entire Board of Trustees in accordance with Section 31-23-208, C.R.S.
Adopted by a vote of L in favor and J against, this 17th day of May, 2022.
