DIVISION OF LAND N0. 0801-23-1-RE-48
DETERMINED TO BE EXEMPT FROM DEFINITION OF SUBDIVISION
RANGE 64 WEST, TOWNSHIP 6 NORTH, SECTION 23
PART OF THE NORTHEAST QUARTER (NE4 Ptn.) :
WHEREAS, on May 5, 1972, the General Assembly of the State of Colorado,
enacted Senate Bill #35 as relates to Chapter 106 of the Colorado Revised Statutes,
and
WHEREAS, on August 30, 1972, the Board of County Commissioners of Weld
County, Colorado, adopted Subdivision Regulations for Weld County, Colorado to comply
with the presecribed Senate Bill #35, and
WHEREAS, the Weld County Planning Commission has recommended to the
Board of County Commissioners for recording of plat number 0801-23-1-RE-48 as
provided in Section 9 of the Subdivision Regulations (exemption rules and regulations)
for Weld County, Colorado.
Said division of land determined to be exempt from the definition of
subdivision is more particularly described as follows:
A tract of land located in the Northeast Quarter (NE4) of Section
23, Township 6 North, Range 64 West of the 6th P.M. , Weld County,
Colorado, being more particularly described as follows: Beginning
at the Northeast Corner (NECor) of said Section 23, and considering
the East line of said Section 23 as bearing South 00°00'00" East and
with all other bearings contained herein relative thereto;
Thence South 00°00'00" East, along the East line of the Northeast
Quarter (NE4) of said Section 23, 1143.67 feet to a point on the
centerline of the Union Pacific Railroad; Thence South 61°08'09"
West, along the centerline of the Union Pacific Railroad, 1266.71
feet; Thence along the arc of a curve to the left whose radius is
3819.71 and whose long chord bears South 49°51 53" West, 1,395.87
feet; Thence South 89°49'52" West, 443.59 feet;
Thence North 00°09'16" West, along the West line of the Northeast
Quarter (NE4) of said Section 23, 2,625.85 feet to the North Quarter
Corner (N4Cor) of said Section 23; Thence North 89°38'33" East,
along the North line of the Northeast Quarter LNE4) of said Section
23, 2,638.82 feet to the Point of Beginning.
Except, State Highway Right-of-way recorded in Book 1484, Page 519,
Reception No. 1260620. Said described parcel of land contains 116.589
acres, more or less, and is subject to any rights-of-way or other
easements as recorded by instruments of record or as now existing on
said parcel of land.
NOW, THEREFORE, BE IT RESOLVED, by the Board of County Commissioners of
Weld County, Colorado, that the Chairman be and he is hereby authorized to sign
the plat of a division of land determined to be exempt from the definition of
Subdivision No. 0801-23-1-RE-48, for recording.
The above and foregoing resolution was, on motion duly made and
seconded, adopted by the following vote:
