Dear Ms. Aungst,
We have reviewed the above referenced proposal for an Amended PUD Final Plat of the Corrected
Lakota Lakes Ranch. The submitted material does not appear to qualify as a "subdivision" as defined in
section 30-28-101(10)(a), C.R.S. Therefore, pursuant to the State Engineer's March 4, 2005 and March 11,
2011 memorandums to county planning directors, this office will only perform a cursory review of the
referral information and provide comments. The comments will not address the adequacy of the water
supply plan for this property or the ability of the water supply plan to satisfy any County regulations or
requirements.
The application seeks to amend the Lakota Lakes Ranch PUD to allow for Accessory Dwelling Units
("ADUs") on the lots. The HOA will restrict the use of the ADUs to family use only. The Lakota Lakes
Ranch subdivision consists of seven (7) lots, each between 2 and 4 acres in size. Six of the lots currently
contain an existing single family dwelling, and three of the lots currently have outbuildings built that
could function as ADUs once the change of zone is approved. One lot (Lot 3) is currently vacant land.
Outlots A -D are non-residential, and while included on the plat, are not proposed to accommodate ADUs.
The Little Thompson Water District ("LTWD") supplies water to the Lakota Lakes Ranch
subdivision. The LTWD has indicated that they will evaluate requests for water service to proposed ADUs
on a case -by -case basis. The LTWD's guidelines allow service to ADUs of up to 1,000 square feet intended
to be utilized by the property owner or occupied by a member of their family from a single tap serving
the property. Larger ADUs may be served by a single tap subject to approval from the Board of the LTWD.
This office has no objection to the proposed amendment to allow for ADUs on lots within the
Lakota Lakes Ranch subdivision, with the understanding that each lot owner will need to obtain a
commitment letter from the LTWD prior to serving the ADU. Should you or the applicant have any
