QUIT CLAIM DEED
THIS DEED is made this 31st day of October, 2022, from the County of Weld, a
political subdivision of the State of Colorado, by and through the Board of County
Commissioners of the County of Weld, whose address is 1150 O Street, P.O. Box 758, Greeley,
Colorado 80632, party of the first part, and the Town of Mead, a municipal corporation of the
state of Colorado, whose address is 441 Third Street, Mead, CO 80542, party of the second part.
WITNESSETH, that the said party of the first part, for and in consideration of the sum
of One Thousand Dollars and no/00's ($1,000.00), and other good and valuable consideration, to
the said party of the first part in hand paid by the said party of the second part, the receipt
whereof is hereby confessed and acknowledged, has remised, released, sold, conveyed and
QUIT CLAIMED, and by these presents does remise, release, sell, convey and QUIT CLAIM
unto the said party of the second part, its successors and assigns, forever, all the right, title,
interest, claim and demand which the said party of the first part has in and to the following
described lots or parcels of land situate, lying and being in the County of Weld, State of
Colorado, to wit:
All of the real property described in the attached Exhibit "A"
TO HAVE AND TO HOLD the same, together with all and singular the appurtenances
and privileges thereunto belonging or in anywise thereunto appertaining, and all the estate, right,
title, interest and claim whatsoever, of the said party of the first part, either in law or equity, to
the only proper use, benefit and behoof of the said party of the second part, its successors and
assigns forever.
IN WITNESS WHEREOF, the said party of the first part has hereunto set its hand and
seal the day and year first above written.

Just a couple of minor modifications to the QCD. Clean and redline attached. Note that I moved the legal description
(Ex A) into the body of the document.
If these changes are acceptable, please have the deed executed and delivered to Charles O. at Land Title — Charles's
contact information follows below — with the deed to be held in escrow pending closing.
Who is best person for Land Title to contact at the County to obtain wire information for the $1,000 wire to be sent to
the County upon closing — or would the County prefer a check? Pls advise at your convenience.

Thanks for the email. Happy to jump on a call next week to coordinate closing details if/as necessary. Wed afternoon
(after 1:30) better on my end.
The Town will be securing (and paving for at Town's expense) an owner's policy of title insurance on the subject
property, so we're going to have LTGC close the transaction.
LTGC has requested the following I:as a Schedule B, Part I requirement):
1. CERTIFIED COPY OF RESOLUTION OF THE GOVERNING BOARD OF THE BOARD OF COUNTY
COMMISSIONERS OF V'JELD COUNTY, COLORADO (AUTHORIZING THE SALE OF THE
SUBJECT PROPERTY AND THE EXECUTION OF NECESSARY DOCUMENTS) AND RECITING
THAT THE BOARD HAS BEEN DULY AUTHORIZED IN THE PREMISES BY THE CORPORATION.
SAID RESOLUTION MUST BE PROPERLY CERTIFIED BY AN OFFICER OF THE CORPORATION.
SAID RESOLUTION MUST BE SUBMITTED TO AND APPROVED BY LAND TITLE GUARANTEE
COMPANY BUT NEED NOT BE RECORDED.
If you (or Toby) has the BOCC resolution authorizing sale of the property handy, can you please pass that along?
Please provide the draft conveyance deed for review at your convenience. Once executed by County, the original QCD
deed should be directed to (with a cc via email to me and to Charles at Land Title, his email address is below):
