RE: ACTION OF THE BOARD AT SHOW CAUSE HEARING CONCERNING ZONING
PERMIT FOR A HOME OCCUPATION CLASS II, ZPHB16-0015, - SANTOS VEGA AND
LUZ YADIRA VEGA
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, on October 26, 2022, a Show Cause Hearing was conducted to consider
revocation of Zoning Permit for a Home Occupation Class II, ZPHB16-0015, issued to Santos
Vega and Luz Yadira Vega, 909 East 16th Street, Greeley, Colorado 80631, and
WHEREAS, Santos Vega and Luz Yadira Vega are the current owners of the facility
located on property being further described as follows:
Lot 6 of the Union Colony Lands within the
SW1/4 NE1/4 of Section 9, Township 5 North,
Range 65 West of the 6th P.M., Weld County,
Colorado
WHEREAS, at said hearing of October 26, 2022, the Board of County Commissioners
heard all of the testimony and statements of those present, studied the request of the permit
holder, and the recommendation of Planning staff, and having been fully informed, finds that the
site is out of compliance with the following Development Standards, and, therefore, deemed it
advisable to suspend said permit, effective immediately:
1. A.8: On parcels of land less than eighty (80) acres, the number of commercial
vehicles is limited to two (2) such vehicles with two (2) rear axles.
2. A.9: No exterior storage of materials, goods, supplies or equipment related to the
business is permitted.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that there is adequate cause concerning Zoning Permit for a Home Occupation
Class II, ZPHB16-0015, issued to Santos Vega and Luz Yadira Vega, and said permit be, and
hereby is, suspended, effective immediately.
BE IT FURTHER RESOLVED by the Board that the date for the Show Cause Hearing
shall be continued to January 25, 2023, at or about 9:00 a.m., in the Assembly Room of the Weld
County Administration Building, 1150 O Street, Greeley, Colorado 80631, to allow the permittee
additional time to bring the site into compliance.
