HomeMy WebLinkAbout20220182.tiffItem 1.5 CENTRAL WELD COUNTY WATER DISTRICT May 24, 2021 DOB Farm LLC 22240 County Road 39 LaSalle, CO 80645 RE: Can Serve Dear DOB Farm, This letter is in response to a request for water service to serve the following property described as follows: PT N2SW4 8-4-65 LOT A AMD REC EXEMPT I AMRECX20-08-4792 Parcel: #105508300052 Water service can be made available to the above -described property located on County Road 39 between 46 & 48 with new tap purchases provided all requirements of Central Weld County Water District, Northern Colorado Water Conservancy District and the U. S. Bureau of Reclamation are satisfied. We understand that the landowner plans to submit a 3 lot PUD application with Weld County. A water study will be required which will be used to review the District's system in this area prior to taps being sold. Central Weld County Water District will require that Tap Agreements be consummated prior to the setting of any taps or this letter shall become null and void unless extended in writing by the District. Subdivisions requiring 10 or more taps will be required to purchase and transfer raw water prior to District approval. Please note that ills your responsibility to contact Northern Colorado Water Conservancy District at 800-369-7246 for petitioning confirmation into the Northern Colorado Water Conservancy District. Central Weld cannot issue a tap until all requirements are satisfied This is in accordance with the Rules and Regulations of Northern Colorado Water Conservancy District. A water tap installation is for a specific parcel of property and a customer will nut be permitted to extend a service line from one parcel or property to another parcel to provide additional water service. Due to the rapid cost increase of raw water, existing tap fees may not apply for water service to this property. The District will not notify, by separate letter, any prospective landowners or land purchasers of tap fee or line extension cost increases. The cost of a tap fee and/or line extension must be paid in advance to the District by the prospective customer in accordance with District policy within one (1) year from the date of this letter It is your responsibility to confirm with your local Fire Protection Authority if fire flow water capacity is required for your project. Diana, Daryl Bohlender indicated that further clarification is needed regarding the petitioning status for NCWCD. As you may already be aware, there is some standard formatting in our can serve letters that includes the language about confirming petitioning status in NCWCD for projects, prior to receiving service. Daryl and I have both spoken with Kris Thompson at NCWCD within the last week. According to records provided to us by NCWCD, parcel 105508300052 is part of a larger area that was included in NCWCD's original boundaries in 1937. confirmed with Kris that because Central Weld will be serving CBT water to this property, no petition into MSNCWCD (aka the subdistrict) will be required. In this case, parcel 105508300052 has met the requirements of NCWCD in order to be eligible to receive water service through Central Weld. Please let me know if any additional information is needed. For the GWS-76 report, we use the following guidelines to estimated water demand. Make sure it is clear in the report what the demand is per lot and the total demand for the subdivision. • Ordinary household use in one dwelling requires 0.3 AF/yr • The watering of 4 large domestic animals requires 0.05 AF/yr • The irrigation of each 1000 square -feet of lawn and garden requires 0.05 AF/yr Please let me know if you have any additional questions. We are applying for a "PUD with estate zone uses" since there are no public sewer services available. The PUD lots will also not be applying for domestic water wells and instead will utilize CCWCD water taps. Lastly there will not be asphalt paved roads accessing the lots. For these reasons we are requesting these waivers: 1. Decrease lot sizes for Lots 1 & 2 from 2.5 to 2.0 acres 2. Internal roads will consist of road base material instead of asphalt paving. 3.
