I wish to vehemently oppose this zoning and usage change as not only is the site prohibitive... but also
the area. I would personally attend and present what I see and know.... however I am in recovery of double knee
surgery etc..
a) As a close resident to this site....,l've not received "any" notice of said action as so publicized.
b) In searching existing documents, there "is" confusing/conflicting ownership ie: Jeremy M. Martin/Gary
Lee/ a woman is also in question.... name unknown.
Who is the "real" owner/applicant and what is the "specific" intended use? Heavy Industrial could
include building steel rail road tracks.,..like in Pueblo. What special use & restrictions apply?
c) The site is not conducive to any, industrial use due to raw dirt & gravel road 21 it is very difficult
access/exiting due to its 60 degree road off from road 21. Present and future traffic of all types of
vehicles, must "completely" shut -down 'all' traffic on road 21, as everyone using same, must
stop....clear on -coming traffic "and then" turn either South or North onto road 21 by swinging widely
out onto and blocking any/all passing traffic. Condition occurs presently.... no private off -21 ramp
and/or staging area etc..
d) The site is to be surrounded on three (3) sides by homes -schools -etc., plotted by Todd Creek
development. What are: Light restrictions / odor -air containment / ground water discharge? Heavy
industrial use....are you kidding?
e) The required code set -back of 500' from "all" structures are not possible as site is very long & narrow.
f) The existing oil tank battery just South of said Property, drains "all" (no drainage culvert) it's water/snow
from 4-5 acres directly East and onto road 21, causing at times "impassable" and an un-holy dangerous
quagmire of axel deep mud & water swamp!
g) Presently the "outside" painting contaminates are dispersed by wind movement? There are no visible
paint — smoke odor control or abatement equipment etc..
h) There is no method of controlling/encapsulating any surface/ground contamination,,,..what is the
capture?
i) Intersection access either to or from Weld Road 21 is "extremely" dangerous! With a large percentage
of traffic of what used to be on highway 7 to the South, "now" has shifted to East-West to County Line
Road 2, also known as East 168th....this includes ("bicyclists") "intrastate" cross country heavy 18K pound
behemoth semi-trucks.....then with "large 30-40' tall hundred year old cottonwoods with 2'-3' trunk
sizes, these humongous "super live & dead" trees on private property to the Northeast corner which
overhang the borrow ditch "and" West bound road 2 traffic.....you must risk your life to use this

intersection....plus the deterioration of the asphalt edge onto road 2 is with deep wrenching
caverns,..,someone is going to die there!
Please....do not throw more "industrialization" into this South Weld mess!
