Hello Mr. Nader, I purchased a home nearly a year and a half ago in the neighborhood very close to where this projected zoning change would take place from agricultural to commercial. I am writing to express my concern as a member of this tight -knit community. We sought out this neighborhood in Erie because of its use as an agricultural area, one of the few left on the west side within easy commuting distance to Denver. This prospected zoning change the the nearby land, could greatly impact the surrounding neighborhoods should the owner decide to put in commercial buildings. The potential traffic is the main concern as County Road 6, which is where we are located just off of. CR6 is already used as a major thoroughfare with frequent speeding cars and little concern of it being a residential area. While it may not be realistic to keep the land solely as agricultural, I would ask the county to really investigate and consider the residents of the areas a zoning change could impact and what consequences there could be if the prospected buyers put in a heavily trafficked business. Good morning- in regards to the Hulstrum hearing for Jan 4th- #CO221-0006, we want to voice our concerns via email since we cannot make the hearing. Our concerns would be with the additional traffic that would come from this type of business. Our street that we live on -County Road 6 -would get a brundt of the traffic. It is a small residential/rural road that is not equipped to handle all of this extra traffic along with causing concerns with our livelihood. We are a rural area with mostly seniors and some families with small children. All of the extra traffic poses concerns with crossing the road to get our mail, children playing and getting out of our driveways as well as the condition of the road. There is not much of a shoulder and some areas of the shoulder are falling off the side of the road as it is. If you move forward with approval, please consider having it noted that customers are not to use our road. (CR 6) Then, realize the extra traffic that will be at Erie Parkway and CR 7. This is a small, very busy, 4 way stop intersection as it is currently. Thank you for hearing our concerns. Max Nader & Weld County Planning Commission I am writing to express my opposition to the request to rezone land along County Road 7 from agricultural to commercial. I, along with many residents who live along County Road 7, have long been opposed to any rezoning of land to commercial. Much of the land surrounding this area has now been built up with subdivisions by Broomfield. Erie is also building houses closer to County Road 7. We do not want a commercial business so close to residential homes. The Ranch Eggs Neighborhood Association, of which I am a member, has opposed two commercial developments including one for an RV Storage facility in the past couple years. The Weld County Board of Commissioners agreed with us and denied those requests. Weld County also rewrote the zoning regulations/codes to support the agricultural land/heritage in Weld County. There was a lot of time and effort put toward that effort and I would hope that the importance of that effort would have an impact on the decision of this case now before the Planning Commission. There are two other questions I believe the Commission should review regarding this request: 1. County Road 7 is a two lane county road with weight limit restrictions. What improvements will be made to the road to withstand the traffic of heavy RV vehicles? Who will make those improvements? 2. What benefit is there to Weld County to rezone the piece of land from agricultural to commercial? I request that you deny this rezoning request and enable our neighborhood to keep it's agricultural — residential/agricultural environment. My husband and I have lived in this neighborhood for 33 years. Prior to growing up in old town Erie. The zoning request for CO -221-0006 is a concern for us for multiple reasons. * Traffic on Weld Cty. Rd 7 and impact on Weld Cty, Rd 6. * Lighting impact for surrounding homes. As a home owner in our rural area we have been impacted (as have many others) by growth. The city of Broomfield is annexed to our south property line. We are all aware of the fact the town of Erie hasn't been interested in our concerns for as long as we have lived here. We are still waiting for a traffic light to be installed on Erie Parkway and Cty. Rd 7 seeing many bad accidents. We are now seeing those types of accidents at Cty. Rd 7 and 6. Dear Mr. Nader: As the property with the request for the Zoning change from Agricultural to Business Commercial is so close to me on CR 6, I have concerns. We, in the neighborhoods to the south and east have had multiple issues with traffic on our narrow, "homes too close to the road" passageway. We have attended multiple Commissioner meetings, made many phone calls, signed a few petitions and written a vast amount of emails to keep our neighborhood a true rural residential place to live in the relative peace we expected as we chose this area. My concern is not blaming or wishing to interfere with the sale by the farmers to be able to obtain the most profitable deal they can after being long time stewards of the land, but for the traffic that a business zoning of storage units or whatever is planned for this venture, will create immense traffic flows that might spill over onto CR6, even though CR8 (Erie Parkway) is a quarter mile away. What is the likelihood or possibility that in granting the Zoning change, that Erie Parkway could be a dedicated, designated traffic route rather than the use of CR 6? If that could be granted, I have no issues with this request of COZ 21-0006. I appreciate your addressing our concerns. Over the last few years all RV Park projects proposed for this area have been denied by Weld County Commissioners (e.g. U5R18-0125), The Commissioner's arguments used to deny these applications apply to this application as well. This proposal is not consistent with the Agricultural Goals and Policies section 22-2-20. At present, the area does not include operations anything like this, in terms of nature or scale. The project would have no agricultural or residential component in a rural residential area. Commercial use is incompatible with current and future land uses. This property borders both Weld and Broomfield county residential neighborhoods. Existing plans of both Broomfield county and the town of Erie propose additional residential development in this area. Noise levels would be raised to commercial or industrial levels in an area which presently has residential noise levels. Does the applicant have any intention of meeting residential noise standards? CR 7 cannot support the proposed operation, and there is no plan to expand CR 7 in the near future. Visual or noise screening may not be possible due to the close proximity of the many homes. How will the applicant demonstrate a sufficient landscaping or screening plan, including buffer zones, or any way to mitigate concerns associated with the neighboring properties? This proposal is not consistent with Urban Development Goals and Policies section 22-2-40, as the site is not located in a Regional Urbanization Area. This proposal is urban in nature. around us. Traffic will increase due to the RV and boat storage. There is no immediate plan to make the necessary improvements to CR 7. Many arterial roads within Weld County remain as two-lane roads. There is a need to allow safe egress and ingress to the property and not hinder the flow of traffic on CR 7 by the addition of the proposed use. This lack of accommodation for traffic detrimentally impacts the safety and welfare of the inhabitants and the county. Case No. CO221-0006. I think this is a big mistake. I have lived at 3676 CR 6 for 37 years. What was once a peaceful quiet road has become a loud and busy road. I drive CR 7 daily and I do not think the road is designed to have RV's, 5th Wheels and other vehicles for storage entering and exiting on that road. I am also very concerned of added traffic on CR 6. We are already very heavily traveled. It is a narrow road with homes close to the road. There are days I can barely cross the street to get my mail due to traffic. I also feel like our area is becoming a dumping ground. We have the land fill the oil field, something else on the south side of Rd 6 that I don't know what it is. There are 2 water towers going in on CR 7 by the lot they are considering rezoning. There is already a RV Storage facility across the field from me in that borders the Ricker's property that we have to look at day and night. Isn't one enough. Dear Mr. Nader, We are residents of the historic Ranch Egg Estates, located off of Road 7 and Hwy 7 in Weld County Our family has lived in this community for over 20 years. It has come to our attention that the Weld County Planning Commission is reviewing a consideration to rezone our area as Business Commercial. Throughout these 20 years, we have Ben impressed at they care the Weld county Planning Commission has taken when they were making decisions in regards to building and changes that would happen in our area. They're beautiful walkways and open space that have been carefully crafted into the plans and we are truly grateful. This particular decision that is being reviewed has us very concerned on a number of levels, particularly the increase in large vehicle traffic along County Rd 7. With our area rezoned to Commercial Business, businesses like an RV storage facility will most definitely impact the number of larger vehicles and traffic along that road. We have watched the level of traffic grow significantly with all the developments around our area. We would like to better understand the plans Weld County already has in the works for making County Road 7 appropriate for the existing and growing volume of traffic along that road. If this particular rezoning is put into place, we know that traffic will be significantly increased and put a heavy burden on a road which is already strained on its capacity to handle the current load of traffic. For this and other areanas that would negatively impact this area, we do not believe rezoning this area to Business Commercial is in the best interests of those who live in this historic district, some for several generations. Max, Thanks fortaking the time to call me back today_ The Clelands are PRO for the re -zoning of the Hulstrom property that is the subject of today's meeting from Ag to commercial (or similar). As the direct neighbors to this property, I feel our say should outweigh anyone else's opinion over this matter. Our landscape in this geographic area is rapidly changing, as farmers and producers we know this all too well. Large scale farming in Erie does not have a future anymore; we see all the writing on the wall with all the development going on around us, I have a dairy, I'm constantly on the lookout for feed and finding any in this area is becoming more and more difficult. The towns are buying all the available water and not leasing it back and the farmers are having a harder time trying to make a living raising crops to sell. This is our opportunity to sell our property and realize the return on investment and move somewhere else to farm and continue our way of life. We aren't backyard farmers, we do this for our living and our employees salaries. Thank you for your time.
