1) Personal Barn for Storage and Workshop. Not a business.
2) I have classic cars and motorcycles along with a boat I wish to store inside.
3) The current use of the land is my private residence. Previously an undeveloped lot_
4) Proposed location will be between 35 to 50 ft. of closest neighbor's property line,
5) Neighboring properties already have Accessory Buildings that exceed 4%.
6) This is not a business so there will be no hours and days of operation. For personal use only.
7) This is not a business so no employees.
8) There will be no patrons, users, members, or visitors since this is for my private use.
9) There will be no animals at this location.
10) There will be no processing equipment.
11) There is a 2200 sq. ft. house that is my personal residence and a 440 sq. ft. garage on the
property. Proposed barn will be 2400 sq. ft.
12) There are no stockpile, storage or waste areas.
13) There is no need for removal of debris, junk, or wastes associated with proposed use.
14) Simco construction will be building the barn which they said would take about a week.
15) Existing lot surface is flat grassland. 800 sq ft. poured cement driveway. 440 sq. ft. Garage.
2200 sq. ft. ranch house. Proposed barn would be 2400 sq. ft. and gravel driveway to it would
be roughly 1400 sq. ft.

17) Fencing exists on back and both sides of property. No new fencing will be added.

1) Access location will be to the right of existing driveway. Applicable use will be residential.
2) Addition to right of existing driveway will be added for personal access to barn.
3) There are no proposed or existing access gates.
4) The neighbor across the street on Casler Ave. has 2 driveways. One is to the left of my driveway
and the other is to the right. We are roughly 250 feet east from closest intersection of Casler
Ave. and Flint St.
5) There are no impairments to seeing oncoming traffic from either direction.
6) There are no curves on roadway.
7) The road is flat in the vicinity of the driveway and proposed access.
Traffic Narrative:
1) One round trip during weekdays with company van. Minor use with pickup truck and trailer or
boat on weekends.
2) Expected route is west on Casler Ave., then south on Flint St., to County Road 16.
3) Traffic on Casler and Flint is small at around 5% or less. More increase on CR-16 to around 20%.
4) Between 5:30am and 7:30am for morning traffic and 2:30pm to 6pm for evening traffic peak
times.
Drainage Narrative:
1) Extension of culvert pipe for water drainage will be added with addition of widening driveway.
2) Property is 0.96 gross acre.
3) Water does not flow from an off -site source.
4) The property is flat and has porous sandy soil that absorbs the rain. Heavy rains collect at front
of property and flow west in culvert along roadway.
5) Runoff flows west.
6) There are no drainage issues on property.
7) No irrigation facilities near my property.
8) No additional pertinent information.
