Wolfe Arena is currently approved by Weld County to host equine events up to 52 days per year. Some of our events are two or three day events therefore contestants stay overnight in their LQ trailers. Many have generators for electricity however some do not. Therefore, we a proposing to install electrical and water hookups to accommodate those that do not have generators. The name of our business is Wolfe Productions. 2. Provide electricity for contestants who wish to stay overnight. 3. No change, the property is already approved for events with parking 4. This property sets in an empty pasture with the nearest house being A mile away. 5. We own 160 acres all for the purpose of raising horses and cattle. Our neighbors do the same. 6. Events are held mostly on the weekends from 8 am to 8 pm. 7. It is family ran with one or two part time employees 8. Possibly up to 150 visitors with the average being about 100 for the events. 9. Approximately 100 horses at an event with the average being about 75 10. We use a tractor to work up the ground in the arena 11. There is an announcer stand and a shaded viewing area which are already approved. No other structures will be needed for the parking area 12. None. 13. Gallegos sanitation removes trash from the dumpster weekly. None other is needed. 14. There is already a pad with gravel on it so no construction is necessary. 15. The pad has gravel and ground asphalt on it. 16. Approximately 20 on the gravel pad with more parking in the pasture on the grass. Handicap people can pull right up to the arena fence for watching and access. 17. There is no fencing involved 18. We intend to plant trees and shrubs at the property entrance. 19. The asphalt can be moved to the roadway if there was no more use for it. The area would be reseeded to pasture. 20. Already approved for the arena through Nunn Fire Department 21. This property is already approved with a special use permit for equine events at the arena. I am proposing to provide better parking and electricity availability for contestants who stay overnight in the Living Quarter Trailers rather than having to bring their own generators. 22. This property is already approved with a special use permit for equine events at the arena. 23. This property is only seen from the South. It is in a valley on our property so it isn't seen from the West, North or East. It is in the country and it promotes activities of those who live in the country. 24. There are no health safety and welfare concerns to the community 25. There would be minimal runoff overwhat the area would naturally have. It would run off onto our property and would be absorbed. 26. This area is in no flood plain so there is no concern. 27. There are no permits required that I am aware of. Addendum 1. I would like to offer electricity and water hook ups for guest at my arena who choose to stay in their trailers over night. I have laid asphalt for the parking area already and am proposing 6 electrical post with 2 30 amp outlets on each. I also have water hydrants available for each. Xcel energy has agreed to provide 350 amp service. 2. This property is zoned with a special use permit for hosting equine events at the arena 52 days per year. 3. Existing well and bottled water for drinking which has already been approved 4. All trailers will have holding tanks so sewage will not be provided. We have vaulted tanks for rest rooms that have already been approved. 5. I have included a site map with the proposed parking area marked in blue 6. 30 amp Electrical hookups and water hydrants The gravel parking area has already been approved. 7. There are none. 8. 8 am to 8 pm for events with overnight camping 9. 2 to 3 part time employees for the events Pb. Events typically have 25 to 35 trailers and Pb to Pb may choose to stay overnight. There are typically Pb to 75 people at the events. 11. Horse trailers with living quarters in them are who would stay overnight. There may be up to Pb with electrical hookups Pb. I am unaware of permits that would be needed. 13. None 14. None that I am not already approved for on this site. I have attached a site map with all requested items. I have outlined in blue the proposed parking area. Describe the access location and applicable use types (i.e., agricultural, residential, commercial/industrial, and/or oil and gas) of all existing and proposed accesses to the parcel. Include the approximate distance each access is (or will be if proposed) from an intersecting county road. State that no existing access is present or that no new access is proposed, if applicable. 2. Describe any anticipated change(s) to an existing access, if applicable. 3. Describe in detail any existing or proposed access gate including its location. 4. Describe the location of all existing accesses on adjacent parcels and on parcels located on the opposite side of the road. Include the approximate distance each access is from an intersecting county road. 5. Describe any difficulties seeing oncoming traffic from an existing access and any anticipated difficulties seeing oncoming traffic from a proposed access. 6. Describe any horizontal curve (using terms like mild curve, sharp curve, reverse curve, etc.) in the vicinity of an existing or proposed access. 7. Describe the topography (using terms like flat, slight hills, steep hills, etc.) of the road in the vicinity of an existing or proposed access. Public Works Questionnaire 1. The access to the property is from County road 98 on the South side of the property. It is an existing access that has already been approved by the county. 2. There are no new changes to the access 3. There is an access gate that has a 15 foot over head entrance with two swinging 10 foot gates. 4. There are no additional existing accesses on adjacent parcels or on the opposite side of the road. 5. There is no concern with seeing oncoming traffic. CR 98 dead ends on our property. 6. There are no curves on CR 98. 7. CR 98 dead ends on this property so there will be no oncoming traffic. A Drainage Narrative is required with the application answering the following questions. A. Any existing and proposed improvements to the property. A pad 60'x120' had an asphalt grave mixture add to is so Trailers would not sink in the mud. B. The exception being requested for consideration. Number 8 is the exception that is requested for consideration. 8. Development of sites where the change of use does not increase the imperviousness of the site. This is a small area on the 80 acres and does not have a measurable increase in the imperviousness of the site. C. Where the water originates if it flows onto the property from an off -site source. No water flows onto the property from an off -site source D. Where the water flows as it leaves the property. IF any water left the property it would flow out the south /West corner of the property into the drainage ditch on CR 98 E. The direction of flow across the property. From North to South. F. Previous drainage problems with the property, if any. There have been and are no drainage problems with the property G. The location of any irrigation facilities adjacent to or near the property. There are no irrigation facilities near the property H. Aug additional information pertinent to the development. This pad it minimal in size in relation to the property size and poses not negative affect. Traffic Narrative 1. Describe how many roundtrips/day are expected for each vehicle type: Passenger Cars/Pickups, Tandem Trucks, Semi-Truck/Trailer/RV (Roundtrip = One trip in and One trip out of a site). There would be no additional round trips because of this pad to park on. The site is already approved for the travel expected and this pad simply allows contestants to park on something other than the pasture where they may get stuck. 2. Describe the expected travel routes or haul routes for site traffic. Traffic would travel either from the south on WCR1 or from the West on WCR 98. 3. Describe the travel distribution along the routes (e.g. 50 percent of traffic will come from the north, 20 percent from the south, 30 percent from the east, etc.). 80% of the traffic would come from the West and 20% would come from the South. 4. Describe the time of day that you expect the highest traffic volumes. What type of sewage disposal system is on the property? If utilizing an existing on -site wastewater treatment system, provide the on -site wastewater treatment permit number. (If there is no on -site wastewater treatment permit due to the age of the existing on -site wastewater treatment system, apply for a on -site wastewater treatment permit through the Department of Public Health and Environment priorto submitting this application.) Ifa new on -site wastewater treatment system will be installed, please state "a new on -site wastewater treatment system is proposed." (Only propose portable toilets if the use is consistent with the Department of Public Health and Environment's portable toilet policy.) 3. Drinking water will not be provided from existing wells on the property. Bottled meter mill be provided for all contestants. A water truck will be used to provide water for additional livestock and for adding water to the arena. I have attached a photo of the water truck that I own to use specifically for this purpose. 2. There is a men's and women's restroom that is serviced with a Vaulted tank and the permit number is G-940187. This is pumped seasonally and as needed. 3. There is no storage of feed etc. on the property. We have a 40 x 100 -foot Quonset building adjacent to this property that we own and store hay in. 4. Stalls are cleaned after each event and spread in the pasture over 160 acres including this property and the adjacent property that we own. It makes great fertilizer to support the nutritional needs of the pasture. 5. There is no fuel storage in the property 6. There is no washing of vehicles or equipment on the property 7. There are no buildings that require floor drains on the property 8. There is no air emissions generated from activities on the property 9. There are no composting landfills etc on the property 10. There are no dairies, feedlots or other nuisance concerns on the property. Our neighbors who all live a half mile or further away are all in support of this arena and I will attach a letter from each addressing this. 11. I know of no other additional information needed.
