THIS AGREEMENT , Made and entered into by and between
WELD COUNTY, COLORADO, a political subdivision of the State
of Colorado , by the Board of County Commissioners , for its
respective interests , Lessor , and AGNES L. WILLIAMS, Lessee ,
WITNESSETH:
That the Lessor has this day leased to Lessee the following
described premises in the L'ounty of Weld and State of Colorado ,
to-wit :
The Southeast Quarter (SEI) of Section One (1) ,
Township Eight (8) North , Range Sixty-six (66)
West of the Sixth Principal Meridian , Weld County ,
Colorado ,
for the term of one year , commencing on the 1st day of August ,
1971 , and ending on the 1st day of August, 1972 ; and to continue
from year to year thereafter upon the terms and conditions as
follows :
The rent to be reserved by , paid and delivered to Lessor
shall be *th of all grains , all of which shall be delivered to
the nearest market , and the proceeds paid in joint check to
Lessor and Lessee , but such percentage of the crops represent-
' ing the Landlord 's share shall be delivered to the Landlord , at
the option of the Landlord.
The Lessee covenants and agrees as follows :
1 . To use said premises as a farm and will not use or
permit same to be used for any unlawful business or purpose .
2 . Not to assign this lease or sub-let said premises or
any part thereof without written consent of Lessor .
3 . To well and seasonably put in, tend and harvest all
crops and to use only first class seed.
4 . The Lessor shall have the right of entry , at all times ,
to inspect the crops growing thereon. If Lessee fails to proper-
ly tend , care for or harvest the crops grown on the premises ,
the Lessor shall have the right of entry and to take over and
perform the duties of the Lessee in respect thereto, and to charge
the expense thereof to the Lessee and deduct the same from
Lessee 's share of the crop.
5. The Lessor shall have a lien on all shares of crops of the
Lessee for the rent , damage and waste due to the Lessor under the
terms of this lease.
6 . At the expiration of this lease , or upon breach by the
said Lessee of any of the covenants herein contained, Lessee 's
right of occupancy will terminate and he shall quit and surrender
the possession and occupancy of said premises to the Lessor , and
shall be subject to eviction either with or without process of law.

7. This lease may be terminated by either party giving to the
other party at least thirty (30) days written notice before the
end of any yearly anniversary date ; said notice to terminate
shall be sent by one party to the other by certified mail , return
receipt requested.
8. In the event the said premises herein are sold or rented
to another tenant for the year beginning August 1, 1972, said
tenant or buyer shall have the right to go on said land, make
repairs, fall plow or sow seed for crops in the fall of 1973 or
subsequent years. If present tenant has summer fallowed the ground
and landlord sells or rents said land to another , then the landlord
shall pay tenant $3.50 per acre for the land that is summer fallowed.
9. It is mutually agreed that the cost of any commercial
fertilizer, insecticides and weed sprays used shall be borne in
the same proportion as the crop share.
10. It is further mutually agreed that any spraying of noxious
plants or weeds shall be done by Lessee at his own expense but that
the cost of any weed killer used shall be borne in the same proportion
as the crop share.

11. All payments made by tenant shall be made to District #1,
Board- of County Commissioners of Weld County , Colorado.
,, 12. Tenant shall receive the Government subsidy.

AMENDMENT TO AGIPCEMENT
WHEREAS, heretofore and on May 26 , 1971, WELD
COUNTY, COLORADO, a political subdivision of the State
of Colorado, by the Board of County Commissioners, as
Lessor, and AGNES L. WILLIAMS, as Lessee, did enter
into a Lease Agreement, copy attached and made a part
hereof by reference, and
WHEREAS, the parties wish to amend the rent
reservation paragraph of said agreement in the following
respects, to-wit:
The rent to be reserved by, paid and delivered
to lessor shall be 1/4th of all grains, all of
which shall be delivered to the nearest market,
and the proceeds paid in joint check to Lessor
and Lessee, or such percentage of the crops
representing the Landlord's share shall be
delivered to the Landlord, at the option of the
Landlord; additionally, any and all farm
subsidies, whether government payments or
otherwise, shall be paid in joint check to
Lessor and Lessee in the same proportion as
the crop share herein.
IN WITNESS WHEREOF,, the said parties have hereunto
subscribed their names this 23rd day of June, 1971.
