Using $18/sf NNN, market vacancy and market expenses, the income approach results in an opinion of value at $210/sf. Reconciliation and Summary: The Assessor's value of $1,915,000 is supported by the market and income approaches, and I recommend denial of the petition. The petitioner requested an administrative denial of the appeal and will not attend the abatement petition hearing. An administrative denial is not an option for an abatement petition.
