Gentlemen: According to your request I have examined abstract consisting of five full folio printed sheets, certified to by The Greeley Abstract Company to June 1, 1906, at 2:05 P. M. , and sheets 1-24 inclusive on its usual LL folio forms, certified to by The Greeley Abstract Company larch 18, 1924, at 8: 45 A. M. , showing title to Lots 19, 20, 21, 22, Block 34, in subdivision of Blocks H and J of the Town of Nunn, Weld County, Colorado. r'rom said examination I find title to said four lots is in the Nunn Toe:nsite Company, a corporation, clear of encumbrance, except the following: 1. This land is in The Greeley Poudre Irrigation District and subject to levies to pay •bonds, bond interest and maintenance taxes. 2. 1923 taxes are not shown to have been paid. 3. Title comes through Union Pacific Railroad Company and is subject to reservation by it of oil, coal, minerals, the right to prospect therefor, and rights of ingress and egress for such purpose. By the deed from the Union Pacific Railroad Company, also, the grantees of the entire section 33, in which this land is situated, are obligated to erect and maintain a lawful fence 200 feet each side of the center line of the main track of the railroad.
