SPECIAL WARRANTY DEED
THIS SPECIAL WARRANTY DEED, dated effective as of January 1, 2015 between
ROBERT L. SELTZER FAMILY TRUST of the County of Weld, State of Colorado
("Grantor") whose legal address is 33641 WCR 83, Briggsdale, CO 80611, and
ROBERT L. SELTZER FAMILY TRUST of the County of Weld, State of Colorado
("Grantee") whose legal address is 33641 WCR 83, Briggsdale, CO 80611,
WITNESS, that Grantor, for and in consideration of the sum of TEN DOLLARS ($10.00)
and other good and valuable consideration, the receipt and sufficiency of which is hereby
acknowledged, does grant, bargain, sell and convey to the Grantee, its successors and
assigns forever all its right, title and interest in and to the real property, together with
improvements, if any, situate, lying and being in the County of Weld, Colorado,
collectively referred to herein as the "Property" and described in that Recorded Exemption
Survey, No. 1469-34-RECX13-0054.

Lot B RECX 13-0054
Both lots are located in part of the S W 1/4 and W1/2 of the SEI/4, /4, Section 34,
T. 1 N., R. 67 W., 6th P.M., County of Weld, Colorado
GRANTOR WILL WARRANT AND DEFEND TITLE TO SAID PROPERTY
AGAINST ALL PARTIES CLAIMING BY, THROUGH OR UNDER IT, BUT NOT
OTHERWISE.
TO HAVE AND TO HOLD the said above -described Property, with the appurtenances
and privileges of the Property, and all of Grantor's right, title and interest in the Property,
to Grantee, its successors and assigns forever, the Grantor, for itself, its successors and
assigns, does sell and convey the Property in manner and form as described above.
The singular number shall include the plural, the plural the singular, and the use of any
gender shall be applicable to all genders.
IN WITNESS WHEREOF, the Grantor has executed this deed on the date set forth
above.

THIS DEED is made by Jack Alden Seltzer a/k/a Jack Seltzer and
Timothy Robert Seltzer a/k/a Timothy R. Seltzer as Co -Personal
Representatives of the Estate of Robert Lee Seltzer a/k/a Robert L.
Seltzer a/k/a Robert Seltzer, deceased, Grantor, to the Robert L.
Seltzer Family Trust, Grantee, whose legal address is 301 North
49th Avenue, Greeley, of the County of Weld, State of Colorado.
WHEREAS, the Last Will and Testament of the above -named
decedent was made and executed in the lifetime of the decedent, and
is dated October 11, 1991, which Will was duly admitted to informal
probate on October 31, 1991, by the District Court in and for the
County of Weld, State of Colorado, Probate No. 91 PR 252;
WHEREAS, Grantors were duly appointed Co -Personal
Representatives of said Estate on October 31, 1991, and are now
qualified and acting in said capacity.
NOW THEREFORE, pursuant to the powers conferred upon Grantors
by the Colorado Probate Code, Grantors do hereby sell, convey,
assign, transfer and set over unto said Grantee for and in
consideration of ten dollars the following described real property
situate in the County of Weld, State of Colorado:

No. 1767-34-3-RE1370 and the West half the Southeast Quarter
