I am the owner of 2997 CR 19, Fort Lupton Co , 80621 shows on the map . I am writing to express my deep concerns regarding the proposed construction of a wedding venue at 8601 CR 8, across the North Star Reservoir from my property . I was not directly informed of the request I do believe it directly affects me as I own 1 . 86 acres of property of the reservoir. There are significant reasons why we should carefully reconsider this project and its potential impact on our serene reservoir environment . • Noise Pollution - First and foremost, my primary concern is the potential noise pollution that a wedding venue could generate . Weddings are joyful , often accompanied by music, laughter, and festivities . While these are undoubtedly beautiful aspects of any event, the echoes across the water could disturb the peace and tranquility that drew many of us to this area in the first place . As a reservoir parcel homeowner, the soothing sounds of nature have been an essential part of my daily life, providing solace and rejuvenation . The intrusion of amplified music and revelry could disrupt this delicate balance and diminish the quality of life we cherish . Noise pollution such as loud music, fireworks in a private community could cause disruption to those individuals with animals and livestock along with the wildlife that live on the reservoir . • Water usage- The location was zoned for a residential/agricultural use . The increase in water u se caused by a venue of this type would exceed the standard of use of a well of 1 acre-foot . This would pull from our community aquifer reducing the available water for the other residents pulling from the same aquifer . • Waste and liter pollution- The destruction of wildlife such as disposal of toxic liquids or garbage into the water. The wind coming from the west would cause this debris to carry across the reservoir to others property . We have had several species of wildlife including bald eagles . Having a clean safe water system that also feeds into our properties is important. Farmers in the area use the water source for their crops . Contamination would have a n egative effect on there way of life . The vegetation surrounding the reservoir can be very dry and could easily cause a large destructive fire if fireworks or cigarettes are discarded near the vegetation . • Boundary violations- Moreover, my worries extend to the possibility of event attendees not respecting boundaries . Lakeside living is characterized by a strong sense of community, where residents have always respected each other 's privacy and space . The influx of wedding guests, u nfamiliar with our norms and values, might inadvertently encroach upon our properties or disregard established boundaries . This situation could lead to conflicts, tension , and an erosion of the unity that binds our community . • A particularly alarming concern is the potential for partygoers to venture across the lake and trespass on my property . Our serene reservoir has long been a sanctuary, a place of reflection and connection with nature . Allowing unchecked access to my land from a wedding venue could result in an influx of people, trampling delicate ecosystems and disturbing the delicate balance of our local flora and fauna . Additionally, the security and privacy of my property could be compromised , leaving my family and me feeling vulnerable and exposed . In recent cased individuals have used drones for videography. These devices can be a violation of privacy of local home owners, and caused stress to wildlife and livestock . • Traffic and vehicle hazards- Overflow parking for these event on a very narrow dirt road could cause a hazard to the home owners along with individuals, along with the risk of increased intoxicated individuals driving on very tight curves . We have had several accidents occur yearly with regular traffic due to careless driving . Adding party goers and intoxicated drivers would cause a significant increase for injuries and accidents . • Increase in security, and potential theft- I have lived in this resident for over 23 years . 1 purchased it from my parents in 2012 . On November 14, 2015 my horse was stollen from my property. He was recovered on November 16, 2016 thanks to media coverage, and Weld County Sherriff assistance . Aside from this incident the crime in the area has not been high . I am concerned that the increase of unknown patrons at a venue such as this would cause for an increase in crime and disruption . Please consider the long-term consequences of constructing a wedding venue across the reservoir from our cherished community. While I appreciate the economic benefits such a venture brings, we must prioritize preserving our environment, our community ' s sanctity, and its residents ' well - being . Please consider my concerns and explore alternative options that will maintain the integrity of our reservoir haven . Collaboratively finding a solution that respects the community' s and potential businesses ' needs will ensure a harmonious coexistence that benefits everyone . Restrictions of permit max occupancy limit including home residents, guests, and wedding couple of 30 people . Maximum parking occupancy to not exceed available space at designated location and not overflow onto the roads this including the vehicles of the residents . Noise disruption curfew to prevent disruption to wildlife , livestock and residents and household pets including noise volume including speakers and audio equipment . Full liability for all removal of trash , debris, and other potential hazards to wildlife such as rice or confetti that could harm or kill local wildlife . Full liability for all guest including injury or accidents that may happen in and around the venue including neighborhood properties including accidents caused by guests consuming alcohol . Restrictions for increase water usage to not exceed standard usage for a residential well . Thank you for your time and consideration . I am unable to attend the hearing today, although my husband , Michael Thompson and I have definite concerns about the wedding venue which is proposed to be across the irrigation lake from my house . My main concerns are traffic and parking on a curved dirt road, noise pollution in a rural area and wildlife concerns . There are a number of birds who call the lake home . Bald eagles visit occasionally parking on a dirt road for the number of people expected to attend . We definitely do not want any fireworks shot off which would scare the birds away and cause our dogs and horses great distress . Please take our concerns into consideration . Exit CR 19 west on CR 8 traveling approximately 3/8th of a mile to our property. Our traffic study engineer expects 85% of guests will use this route. We will instruct our clients and their guests to use this route, and we will have signage and staff directing visitors exiting our property back to CR. 19. We expect 90% of vehicles traveling to our venue will be passenger cars . The average number of guests at a wedding in 2022 reported by TheKnot. com & theBudgetSavvyBride .com was 103 - 117 guests requiring 40 — 60 vehicles , Staff, subcontractors, and the wedding party would add an average of 10 — 20 cars . Most other events would be much smaller with very few vehicles traveling the roads . The larger vehicles would be for subcontractors and suppliers like trash pickup.
