As the photos demonstrate, there is the presence of some roadbase and milled asphalt. However, the areas involved are within the "equivalent imperviousness" surface area allowed (<10,125SF of 40% impervious material) for this project to qualify for the Weld County Exception to Stormwater Detention 13. Exception 13 states, "A parcel greater than five (5) gross acres in size is allowed a onetime exception for a new four thousand five hundred (4,500) sq. ft. building or equivalent imperviousness." No drainage report or stormwater detention will be required. TRUCK PARKING AREA & WATER QUALITY REQUIREMENTS Going forward, the applicant is required to park the three (3) commercial trucks in the area specified by the applicant during our site visit and shown in the first image below. This area is the best possible area for truck parking because it essentially provides a natural water quality feature - stormwater runoff leaving the parking area will sheet flow approximately 370 linear feet over moderately vegetated Hydrologic Soil Group A soils before leaving the applicant's property. See the exhibits below. Please note it is possible that additional water quality measures (i.e., such as grading a low area adjacent to the parking area for the stormwater runoff to collect in) will be required during the USR process.
