WEST OF THE 6TH P. M. , WELD COUNTY, COLORADO:
BE IT RESOLVED, by the Board of County Commissioners of Weld County,
Colorado, that they hereby sign the amended platof Tract "A" Country Club Estates
First Filing, a subdivision located in the West Half of the Southwest Quarter
(W2SWf) of Section 11, Township 5 North, Range 66 West of the 6th P. M., Weld
County, Colorado, being more particularly described as follows:
Commencing at the west quarter (W4) Corner of said Section 11,
considering the west line of the Southwest Quarter (SW4) of said
Section 11 bearing S00° 05' 10'8W, with all bearing contained
herein relative thereto. Thence S00° 05' 10" W on the west line
of the Southwest Quarter (SW4) of Section 11, 340.00 feet to the
True Point of beginning; thence N 88° 07' 48' 1E, 700.00 feet; thence
N 00° 05' 10" E, 340.00 feet; thence, N 88° 07' 48" E, 370.00 feet
thence, S 00° 05' 10" W, 1290.86 feet; thence, along the arc of a
non-tangent curve to the right having a radius of 1260.00 feet and
a chord that bears N 84° 50' 00" W, 259.87 feet; thence N 78° 54' 50"
W, 440.54 feet; thence along the arc of a non-tangent curve to the left
having a radius of 940.00 feet and a chord that bears N 84° 24' 50" W,
180.38 feet; thence N 89° 54' 50" W, 148.71 feet; thence N 00° 05' 10"
E, 1.00 foot; thence N 89° 54' 50" W, 50.00 feet to the west line of
the said southwest (SW4) quarter; thence, n 00° 05' 10" E, along the
west line of said southwest quarter (SW--') 789.00 feet to the True
Point of Beginning.
Said tract of land contains 20.014 acres and is subject to all
easements and rights-of-way as now on record.
That the said College Green Gardens, Inc. , has caused the said
real property to be laid out and served as College Green First
Filing. That the said College Green Gardens, Inc. hereby dedicates
and sets apart all of the streets and other public areas shown on
the accompanying plat to be used for the purpose of installation and
maintenance of public utilities and hereby dedicates those portions
of said real property which are labeled as easements on the
accompanying plat as easements for the installation and maintenance
of public utilities.
All utility easements as shown are to be 20.00 feet wide unless
noted. Also, any additional easements required at a later date for
the purpose of serving said tract of land should be granted withou cost or
inconvenience to the utility company involved. The Owners do hereby
dedicate and convey to and for the public forever hereafter the most
westerly 50.00 feet of said plat and all of the most southerly
121.00 feet excepting therefrom the most southerly 1.00 foot to be
dedicated and conveyed to the County of Weld. All other streets are
to be private. All lots as shown are tied into the main street by
a 20.00 foot egress and ingress easement unless otherwise noted. All
units are to be set 3.00 feet back of property line unless otherwise
noted.
The above and foregoing resolution was, on motion duly made and seconded,
adopted by the following vote:
