SPECIAL WARRANTY DEED
THIS DEED, Made this 23rd day of June, 2020, between Willis W. Janssen of the County
of Weld and State of Colorado, Grantor, and Janssen Farms, LLC, a Colorado Limited Liability
Company, whose legal address is 13510 Highway 14, Ault, Colorado 80610, of the County of Weld
and State of Colorado, Grantee;
WITNESSETH, That the said Grantor, for no consideration and for estate planning
purposes, has granted, bargained, and conveyed, and by these presents does grant, bargain, convey
and confirm unto the Grantee, and its assigns forever, all interest the Grantor has, or may hereafter
acquire, in and to all the following real property and improvements located thereon, situate, lying
and being in the County of Weld and State of Colorado, described as follows:
The NWl/4 of Section 8, Township 6 North, Range 65 West of the 6th P.M.
EXCEPTING THEREFROM a parcel of land conveyed to Fred E.
Cozzens, James P. Cozzens, and J. B. Cozzens, by Deed recorded
June 1, 1925 in Book 769 at Page 392, being more particularly
described as follows:
COMMENCING at a point on the East line of said land 30 feet South
of the Northeast corner thereof;
thence running South on the East line of said land 1197 feet to a point;
thence North 50°22' West 260 feet to a point;
thence North 50" East 1056 feet to a point;
thence Southeasterly along the present fence line to the Place of
Beginning,
together with four shares of Larimer and Weld Irrigation Company
Capital Stock, four shares of Windsor Reservoir and Canal Company
Capital Stock, one share of the Town -Boyd Lateral Company Class
"A" Stock, four shares of the For Far Lateral Company Capital Stock,
and four shares of the Gale Lateral Company Capital Stock.
Together with all and singular the hereditaments and appurtenances thereunto belonging, or in
anywise appertaining, and the reversion and reversions, remainder and remainders, rents, issues and
profits thereof; and all the estate, right, title, interest, claim and demand whatsoever, of the Grantor,
either in law or equity, of, in and to the above bargained premises, with the hereditaments and
appurtenances;
TO HAVE AND TO HOLD the said premises above bargained and described, with the
appurtenances, unto the Grantee, and its assigns forever, subject to covenants, rights -of -way,
easements, reservations, and restrictions of record, and subject to general property taxes for the year
2020.

And the Grantor, for the Grantor and the Grantor's heirs and assigns, does covenant, and
agree that the Grantor shall and will WARRANT AND FOREVER DEFEND, the above bargained
premises, but not any adjoining vacated street or alley, if any, in the quiet and peaceable possession
of said Grantee, and its assigns, against all and every person or persons lawfully claiming or to claim
the whole or any part thereof, by, through or under the Grantor.
(CONSIDERATION IS LESS THAN FIVE HUNDRED DOLLARS AND THEREFORE NO
DOCUMENTARY FEE IS REQUIRED.)
