DIVISION OF LAND N0. - 0803-32-1-RE-25
DETERMINED TO BE EXEMPT FROM THE DEFINITION OF SUBDIVISION
RANGE 65, TOWNSHIP 6 NORTH, SECTION 32
A PART OF THE NORTHWEST QUARTER (NW4) ,AND PART OF THE NORTHEAST QUARTER (NE¢) :
WHEREAS, on May 5, 1972, the General Assembly of the State of Colorado,
enacted Senate Bill #35 as relates to Chapter 106 of the Colorado Revised Statutes,
and
WHEREAS, on August 30, 1972, the Board of County Commissioners of Weld
County, Colorado, adopted Subdivision Regulations for Weld County, Colorado to
comply with the prescribed Senate Bill #35, and
WHEREAS, the Weld County Planning Commission has recommended to the
Board of County Commissioners for recording of plat number 0803-32-1-RE-25 as
provided in Section 9 of the Subdivision Regulations (exemption rules and
regulations) for Weld County, Colorado.
Said division of land determined to be exempt form the definition of
subdivision is more particularly described as follows:
Part of the Northwest Quarter (NWe) and part of the Northeast
Quarter (NE4) of Section 32, Township 6 North, Range 65 West of
the 6th P.M. , Weld County, Colorado and being more particularly de-
scribed as follows:
Beginning at the North Quarter Corner (IN* Cor) of said Section
32 and considering the North line of the Northwest Quarter (NW-24-)
of said Section 32 as bearing North 90°00'00" West, and all other
bearings contained herein being relative thereto; Thence South
00°00'00" East, 20.00 feet to a point on the South right-of-way
line of the County Road and the True Point of Beginning;
Thence North 90°00'00" West, 388.20 feet;
Thence South 00°00'00" East, 300.00 feet;
Thence North 90°00'00" West, 275.03 feet;
Thence South 24°22'03" East, 665.19 feet to a point on the North
right-of-way of U.S. Highway 85 By-Pass;
Thence South 76°28'48" East, 227.94 feet;
Thence South 74°57'03" East, 311.80 feet; Thence along a curve
to the right whose radius is 2,060.00 feet and whose long chord bears
South 51°56'25" East, 1,411.80 feet;
Thence South 28°55'03" East, 311.80 feet; Thence South 27°24'03"
East, 257.58 feet; Thence North 04°49'10" West, 2,379.52 feet; Thence
North 88°12'46" West, 1,315.59 feet to the True Point of Beginning.
Said described parcel of land contains 55.587 acres, more or less
and is subject to any rights-of-way or other easements as recorded by
instrument of record or as now existing on said parcel of land.
NOW, THEREFORE, BE IT RESOLVED, by the Board of County Commissioners
of Weld County, Colorado, that the Chairman be and he is hereby authorized to sign
the plat of a division of land determined to be exempt from the definition of
Subdivision No. 0803-32-1-RE-25, for recording
