The Greeley -Weld County Airport has the following comments regarding Weld County Planning case #
COZ22-0012.
1. The proposed zoning change from 1-3 and A to 1-3 only does not present any issues to the
airport. 1-3 uses are generally consistent with good land use practices around airport property.
2. The proposed use as an RV storage lot does not present any issues to the airport provided that
the airspace and safe and navigable use of it are not hindered in any way. With such a use, that
might include the use of light shielding for any lights on the property to avoid light pollution to
pilots
3. With the proposed use of an RV storage lot, there could be an increase habitat/shelter for
rodents and other small mammals. This could result in an increase in raptors or other predators
around the vicinity of the airport property. The airport would like to request that some sort of
pest management and habitat control is performed on site to deter an increase in wildlife.
4. The airport would like to see that there is some type of traffic management to maintain safe and
efficient travel for our tenants along E 8th St.

The City has been working on this project, I apologize for any delays we have had.
We did record the Notice of Alignment to document the City's utilities within the City's fee simple strip, attached.
It sounds like the County is okay with doing a lot line adjustment, and the City could acquire the small parcel needed for
the pump station in fee simple. Since this is the case, I will get a developer agreement drafted and to you for review.
Once we have this agreement executed the City can record the Notice of Alignment to convert the parcel into fee
simple.
I understand that you have a meeting today with the county, I am hoping that this update supports you in your process.
As always, if you have any questions, please do not hesitate to reach out to me.

NOTICE OF LOCATION FOR PERMANENT EXCLUSIVE WATER AND SEWER
PIPELINE EASEMENT ON CITY PROPERTY
TO ALL PERSONS TAKE NOTICE:
The City of Greeley, Colorado, a Colorado home rule municipality, is the owner of real property
located on East 8th Street (CO 263), known as Weld County parcel number 096103000054 in Weld
County, Colorado, more particularly described on Exhibit A, attached hereto and incorporated
herein (1 page) and referred to as the ("City Property").
There exists over, under, through or across a portion of the City Property certain water and sewer
pipelines which are constructed within for public water and sewer pipeline purposes and intended
to serve the region roundabout, more particularly described on Exhibit B, attached hereto and
incorporated herein (2 pages) and referred to collectively as the ("Improvements").
The purposes of this NOTICE (in addition to giving general notice to the public of the existence
of the Improvements) are to:
(1) remind the City and its staff, contractors, and other representatives that the
Improvements exist upon the City Property and that the City, prior to conveying any interest in the
City Property to any person, should reserve all interests in the City Property sufficient to preserve
a right for the continued existence, operation, maintenance, repair, and if necessary, enlargement
of the Improvements; and
(2) inform any entity other than the City seeking to use, occupy, or install within City
Property, that written consent, including applicable permits, must be obtained from the City prior
to any use, occupation, or installation as it relates to the Improvements.

Section Three (3). Township Five North (T.SN.), Range Sixty-five West (R,65W.) of the Sixth Principal
Meridian (6th P.M.), County of Yield, State of Colorado, being more particularly described as follows:
COMMENCING at the South Quarter Corner of said Section 3 being monumented by a #6 rebar with a
3.25" aluminum cap stamped "LS 37971" and assuming the Easterly line of said Southwest Quarter of

CONSISTENCY WITH WELD COUNTY COMPREHENSIVE PLAN
The site is located within a Weld County Opportunity
Zone on the Comprehensive Plan Map and is in an
industrial area.
• Industrial use of this property is similar with the majority
of surrounding land uses as there are several Weld
County and City of Greeley properties that are also
zoned industrial that are adjacent or south of 8th Street
as well as the airport.
• With the proximity of other industrial operations in the
vicinity, a Change of Zone to 1-3 (Heavy Industrial) is
compatible with the surrounding land uses.
• The Greeley Land Use Guidance Map (2017)
designates the area as the Northeast Industrial Area for
future industrial development land uses.
